Granny Flat with view to subdivision later

I'll do a search on this, thanks. If this turns out to be the case it would be better for me to leave the property as it is until the values increase enough to demolish and build a duplex. Just thinking of creative ways I can increase my cashflow while I am waiting for that (maybe 5 years from...

Granny Flat with view to subdivision later

688 sqm in Bassendean. Am looking to subdivide later when I am ready to knock down the existing house as I currently want to keep it for rental income. Was told by the council that I can't do a retain and build due to the position of the current house.

Granny Flat with view to subdivision later

I know this thread is a bit old now, but I was searching for the very same thing and came up with this. Westminster (or anyone else in the know), how do we build a single bedroom dwelling with own title without subdividing? I don't recall seeing this as part of the R Codes, only the granny flat...

My Story 10+ Properties by 30 yo

I haven't really been posting much, but I can really relate to this so I just had to post. Like you, I am also sharing a rental house at 30 without a PPOR so I can afford to invest in property. At times I wonder whether I am making the right decision sacrificing lifestyle for the future so it...

    Subdivision - sell or build?

For some reason I wasn't getting notification emails for the post. Yes, i will need to pay back part of the debt so that the leverage is 80% of the current value of the front block (or 90% if you want to pay LMI). The bank will just do a variation when the titles are issued.

    Subdivision - sell or build?

No, the DA approval doesn't include a specific design. I think the costs would be council specific, I'm not sure about there in NSW but the headworks at Brisbane City Council (sewerage, contributions for roads etc) are around $27k per lot plus costs to build a driveway, run conduits to the back...

    Subdivision - sell or build?

I'll need to re-run my figures and see if it's worth putting an old removal house. Is there a reason why you suggested moving the front to the back instead of just putting a removal house straight on the back block? Unfortunately I can't fit 3 on the block as it is only zoned for low density...

    Subdivision - sell or build?

This is my first thread so I hope I'm doing this right! I bought a 1012sqm block in Boondall, Brisbane a year ago with an old 2 bedroom cottage at the front. My initial plan was to subdivide and sell the land at the back and use the profits to convert the front house into a positive cash...

    Perth - 3 unit/villa development

Thanks for that MTR, good to hear that development costs are less in Perth. I noticed that when people mention headworks in perth they only included water and sewer, gas and power. Do councils there have infrastructure costs such as community purposes, Stormwater and transport? That's currently...

Splitter blocks - what happens to land value and land tax?

I don't have any real life figures as I don't know for sure what my new UCV will be yet but I talked to the ATO and they were quite helpful. They said the cost base will depend on the UCV prior to subdividing. So let's say you have a 1000sqm piece of land and you split it so you have 2 x 500sqm...

Splitter blocks - what happens to land value and land tax?

The best way is to look for similar blocks in the area around the same size which are already developed. A $310k block in Brisbane can go to $220k/$245k which will probably breach the threshold if it is in a trust but will still be okay if it's an individual.

    Perth - 3 unit/villa development

This is my very first post - have only been lurking around previously. Thanks for sharing, this thread is very timely for me as I'm also looking at doing something similar in Perth as I'm planning to move there soon since my other half is already working there. MTR - just wondering if you...
