I believe the market in Gladstone has slowed slightly as well for the moment. My 2bdr unit in central gladstone took 3 weeks to find a tennant at $400 p/w, and I think I have only made 5% CG since Feb, which probably isn't so bad! Still waiting for CG to raise 30%+, 2013 hopefully?!!

I think Macca is spot on the money. You may find there is an increase in the 'popping noise' when the sun comes out from behind a cloud to prove the theory. The same thing happens with some tin roofs

I just purchased my first IP in central Gladstone. 2br 52sqm Unit for $323,000 currently rented for $400 p/w. Very excited! I'm only 24 so the strategy is to cash up in a couple of years and purchase a PPOR down here in Brissy. Currently the IP is neutral cash-flow which I'm very happy...

My motivation comes from setting goals and imagining the future I want. Hanging around people I want to be like helps a lot too :p

Great input, I think I will consider D'bay as my next IP(after Gladstone :)) I guess there would be some rural properties affected by the flooding around D'bay road and Uhlmann road...

I'm writing from Burpengary and yes we have been flooded out a lot recently, however generally speaking housing isn't affected. The worst that has happened to me is I wouldn't have been able to leave work for a few hours as the roads were flooded. Also there aren't too many more beaches/bays...
