Yeah I don't have anywhere near the funds to bother with a SMSF yet. I was looking at contributing up to the threshold, which i think is currently 25k/year. So I'd still be a few years off doing this I guess. I think I may look elsewhere for my investments at the moment though based on the above...
Hey guys,
I currently own 2 IP's and rent. I've been looking in to purchasing property in a SMSF and have a few q's regarding this. I currently don't have a great deal in my super as I've been self employed and have neglected it somewhat. I'm planning to start shuffling cash in to the fund up...
Oh this is handy information. I've been to several accountants over the years and I don't think LMI or stamp duty was deducted. I was also under the impression it was capital. That's slightly annoying......
Out of interest, if LMI is capitilised in the loan, is it still deductible? I'm guessing...
Cheers guys. I spoke with CBA who told me as I have no stock or inventory to turn over, no expenses and all my work is for one contractor they will just treat me as an employee. Happy to lend up to 90% LVR. And yes I'm getting a preapproval in writing. Thanks. =)
Ive had my ABN about 9 months. Deposit could be around 50k although I'd prefer to keep some put aside if possible. As I work away and am not home alot I'm only looking for a small 1 or 2 bed apartment in Brisbane CBD (2-300k). Doing it with a partner would make life a lot easier but...
Hey guys,
I've been looking for a while to get a loan for my next PPOR and having huge difficulties. First off, I currently have 2 IP's with a bit of equity and am currently renting. equity is nothing special. maybe 100k in one and 40k in the second (rough guess). I'm working in the mines as...
Hey guys,
I've had a look around and I know there's plenty of good software applications for either budgeting, property investment or share trading but I'm look for one that does all of the above. I keep a pretty accurate budget using quicken and while it does the job I've found it less than...
The bank did say they would review it again when the 5 year term is up. Was just wanting to make sure that the extra cashflow now wouldn't put me behind further down the track. I don't have PPOR at the moment but am looking to get one in the next couple months. May as put the extra doshy aside...
I currently have 2 IP's and am paying P&I on both of them. They are both negetively geered and I can afford the repayments quite compfortably but was wondering if it works out better to swap to interest only. Fees are $300 and $125 to swap them over and I have an offset account on one of these...
Hi guys,
I have a fixed interest loan with an offset account for one of my properties. This has been my PPOR up until now but i am about to rent it out. The offset account has saved quite a large chunk of principle payments thus far but I'm wondering if it is worth leaving the money in that...
