Developing Small lot homes in Sydney

Which suburbs in Sydney have development activity more centred towards subdividing for the purposes of knock down and building/selling small lot two story homes as opposed to units I'm new to the Sydney market but have experience in this type of development within 7-10 kms of the Brisbane CBD...

First commercial property - 1 million, lvr?

http://www.realcommercial.com.au/property-offices-vic-leongatha-500808483 Sold for under 1 mil, not exactly a 15 year lease and a bit remote. I'm hoping small Government Department shopfronts in urban/suburban areas may meet this criteria. Although 15 years may be a bit unrealistic, I have...

Hi all, I'm interested in making the transition from resiential to commercial property. In your experience, If I were to find a property around 1 mil, with a good secure government tenant, eg 15 years with yields of 5.5 to 7 per cent, would a financier provide, or be more likely provide...

Hi all, Does anyone know about/have any experience getting council approval for a driveway close to a bus stop in Brisbane and Logan Qld? Is it possible to pay council to move the bus stop if standard setback requirements are not met. This would be for a subdivision into two lots with 10 metre...

Brisbane City Plan 2012 - Changes to Lot Sizes

It's subject to public consultation and government approval, but my opinion is it's generally rare for a complete reversal, unless it is very wrong, there is some sort of public backlash, or disagreement by government. I think there may be fine tuning, but in terms of the approach of allowing...

Brisbane City Plan 2012 - Changes to Lot Sizes

Rpi, is your interpretation of the new plan that low density lots have to be 200 metres from centre zoning, but there is no such requirement for in fill character and low to medium density zoning? I would have thought low to medium density zoning would apply 400 metres from a train station...

    Building on a slope

Thanks for the responses. The site slopes downwards, so I'm guessing additional drainage issues would have to be sorted as well. The design I was looking at is a two story small lot home. Although I think a detachable queenslander house might be more cost effective.

    Building on a slope

Hi All, I'm wondering if anyone has built on a slope and would like to share info on the additional cost incurred. I'm looking at a property that has an approx 30 degree slope. Is it reasonable to allocate 30k to 60 k for additional site costs?

    Approaching owners individually to buy

Hi, I'm looking into developing some parts of my street. I'm wondering whether anyone has tried approaching home owners and asking them if they want to sell. Has it worked, are their better approaches?

Tradies specialising in Sewerage in Brisbane

Hi all, I've recently purchased a property in Brisbane (Southside) straddled across two lots. The first lot has access to sewerage. The sewerage line must be extended an additional 10 metres to enable access to the second lot. Urban Utilities has provided me with 3 options (with quotes). The...
