Property Manager paid for repairs that were not done

Final message with good news. The previous PM obtained a full refund from the handyman and have reimbursed me!

Thanks to everyone for your kind and helpful comments. I honestly never thought something like this would happen but all the messages have given me support.

Property Manager paid for repairs that were not done

I sent of my claim for a refund to the agent with photos to prove the work had not been done as paid for today. She got back to me and said she is going to take it to "the tribunal" not sure what tribunal. I am assuming it is small claims or something against the tradesman. I was very shocked. I...

Property Manager paid for repairs that were not done

Thanks Xenia IM, I have made a list and taken photos of what was paid for but not done and I will present it to our PM and ask for a refund. Overall we have paid almost $3,000 for work that was not carried out. I realise the property was a long way from the PM and they had difficulty keeping an...

Property Manager paid for repairs that were not done

In hindsight I should have asked for photos. But we use this agent for other properties and don't have any problems with them so didn't feel the need to although from now on I will be asking for before and after photos for each repair we do.

Property Manager paid for repairs that were not done

Scott No Mates - We changed agents in February this year. At that stage we did not have suspicions that the work we had paid for didn't get done but we knew the agent had been struggling for a long time to get someone to fix the driveway of the property so we thought it needed to be with a local...

Property Manager paid for repairs that were not done

This weekend when we visited one of our investment properties located about 50km from our home, we noticed a number of things we had paid for to be repaired over the last 2 years have not been done or the work was extremely shoddy and will need to be redone. For example we had paid for four new...

    Financing a granny flat

At the risk of sounding stupid, there is no talk about serviceability here. Isn't the assumption that not only do you need equity or a deposit, you also need enough income other than the income from the granny flat, to get a loan. Is there anyway a pensioner for example, with equity in their...

    Should I use a Buyer's Agent?

Yes he was independent and not part of a real estate agent.

    Should I use a Buyer's Agent?

We used a BA to buy a property overseas and was very disappointed. We decided to buy an IP in the UK and although know in the area well, thought it would be best to have someone "on the ground" so to speak to source and view properties. Although we were interested in a fairly large, well known...

Exclusive use of or purchase of front garden

Thanks marg4000 for sharing your experience. I am not sure how people would react to this idea but your comments made sense and I will certainly keep this in mind for when I approach the body corporate and sound them out.

Exclusive use of or purchase of front garden

Hi Spiderman thanks for your reply. This is a strange block of flats and interestingly I do have the tradesman' toilet as part of my lot. It caused my dear mother (whose unit it used to be) endless worries because she would clean the toilet and someone would dirty it but that is another story...

Exclusive use of or purchase of front garden

Hi I have a raised ground floor flat situated at the front of the building. The flat takes up the front section of the building and has no common walls. Entrance to the flat is via the main sliding door on the balcony. In front of the flat is a small garden (lawn) just behind the front fence...

Using Australian IP to finance IP overseas

Hello All, I need some advice. I own an IP valued in August last year at $460K. There is no mortgage. It is currently tenanted at $465pw. Would it be possible to take out a LOC on this property to purchase an IP in the UK? I am looking at properties valued the equivalent of A$300,000 in a...

    Insurance for SMSF residential property

Less than a week out from settlement on SMSF residential property the bank has asked for proof of insurance showing them as mortgagors. I have no problem with this but don't know where to get it! Trawling through insurance websites doesn't seem to bring up much for this kind of insurance. Can...
