Using equity from three IP's as deposit for IP#4

Thanks Terry. Yep. I meant useable equity. There is probably more than $20k useable equity in each of the three IP's.. I just used the $20K number as an example. I agree. I will probably wait for more equity to build up.. I was just interested to know if this strategy is possible. Has...

Using equity from three IP's as deposit for IP#4

I have 3 IP's with quite high LVR. Say I refinance all three of the IP's, and I can release ~ 20K equity from each IP. example: IP#1 : equity $20K IP#2 : equity $20K IP#3 : equity $20K Am I able to use the combined funds (i,e $60K) as a deposit for IP # 4? Is this strategy OK, or...

Trusts to protect real estate in case of divorce

Hi Peter. Nice advice.:) From reading everyone´s posts, it looks like there is no way to 100% protect your assets in divorce. I guess everyone really does need to ask these questions before marriage, and has to be willing to part with half the assets if the relationship breaks down.

Trusts to protect real estate in case of divorce

Hi Guys, Instead of trying to ´protect´ my assets via pre-nupt or trusts, how about this idea: Before marriage:- - Refinance all 3 IP´s to extract the max equity (i.e LVR 90%) - using this equity purchase additional IP´s with min. deposit on the new IPś (say 5%). - for this example, say...

Trusts to protect real estate in case of divorce

Hi Sheryn, You are absolutely right. Thanks :) Finding the right person based on values is probably the most important thing. I rushed into an engagement in the past.. very beautiful girl, however looks were all that were going for her. The marriage would have lasted < 1 yr if lucky. lol...

Trusts to protect real estate in case of divorce

how about if I put the 3 IP´s in the trust (HDT or family trust)?, and keep the PPOR in my own name? That way, in the even of divorce, the ex-wife would get 50% of the PPOR, but at least the IP´s in the trust would be protected. Would the family court still want to get access to the IPś if I...

Trusts to protect real estate in case of divorce

Thanks Rixter. I have considered selling all the IP´s and with the profits paying off some of the PPOR mortgage, buying a nice car (current car is 14 yr old Honda Integra), and keeping the rest of the cash in an offset to use a deposit for IP#1 with the wife once I find her!! The problem...

Trusts to protect real estate in case of divorce

I currently own 4 properties (3 IP´s and PPOR) all in my own name. I am concerned about protecting my assets if I get married and later divorced. In case of divorce, can the ex-wife still get half the properties if they are setup in a trust? i.e are trusts *guranteed* to protect the...

Which approvals reqd from Strata for renovation?

Hi Guys, I recently purchased a new PPOR, and intend to so a small reno immediately after settlement. It's a 2br unit in strata complex. I want to know what reno tasks (if any) are allowed without notifying the strata manager and getting approval. I think it would waste a lot of time...

CGT expemption (IP turned into PPOR)?

No. I didn't live in it while it was rented out. I only moved in after the tenants moved out.
