    How's Westpac valuing nowadays...

I want to get some $s out of an IP up to 90% in order to purchase another IP. Spoke to call centre guy and 90% seems to be no problem - I already paid LMI upon initial financing of current IP and he said only LMI needs to be paid on the top up $s. I have paid some mortgage off and...

About a backup plan when applying for finance.

I am not applying right now - I want to file this under 'research'. So the usual scenario is 1. Find property 2. Offer made/accepted subject to finance 3. Provide financials to lender 4. Pray the credit person didn't have a fight with spouse that day... Yes you can get pre-approval...

    Definition of Commercial vs Residential.

There is no particular property for sale at the moment. My son in law rented one out at 177D Dorcas St. Sth Melb which seems to be zoned as B3Z. It's on the corner of Dorcas and Moray sts. See http://planningschemes.dpcd.vic.gov.au/portphillip/maps/portphillip03zn.pdf B3Z definition is...

    Definition of Commercial vs Residential.

Is a property that is located in a business zoning but can be used for residential/office purposes considered strictly commercial? I ask because there are a number of buildings in Sth. Melb. that are located in bus. zone but have only a small area on the ground floor set up as office. ie 3...

Can anyone recommend a fantastic broker in Melbourne ?

Nowadays broker can be in Siberia. Go for the best man and lose the location issue. My broker is in Brisbane (I think - see I don't know 100% nor care) I am in Noosa and he did a great job for us for 2 properties (VIC and QLD) all using communications. Rolf Latham is the man!

High Body Corporate fees but I can't see where money went before purchase.

The $s are not important - what it is is what it is - the viewing process is the key. What happens/ed to the money!

High Body Corporate fees but I can't see where money went before purchase.

Many holiday rental units in QLD have seemingly high BC fees for ordinary units (I am not implying they are cheaper in other states). Say $8k (not including council rates) on say $350k asking prices. Many of the blocks (or 'estates') look in very average repair. When I ask "where has the...

Please CBA - tell me you are KIDDING

Hm...the frustration of it all eh. Please bear with me and I might be able to help you in the long term. (I am talking about run-of-the-mill $ amounts or issues; not $millions - get a lawyer.) I run a business and I can't tell you the number of times I have been stonewalled by ignorant and...
