Caroline Springs and related PPOR questions

The misconception is CS have well-publicised sales of mega mansions for over 1 mil, and then everyone else starts to believe their house is worth gold.

Caroline Springs and related PPOR questions

I have a friend who lives next to CS Square, and I cannot understand why you'd want to live far away from it. It has become the "heart" of CS with the lake nearby. It's also the newer, shinier section of the suburb. South CS has aged considerably. For investment and PPOR, I'd choose TL over CS...

Any thoughts on Taylors Lakes, please?

Disagree. If you buy on the western side of Taylors Lakes, you can walk to the station. The Watergardens train station is technically in Taylors Lakes, on the border to Sydenham. Also, why aren't the buses "fantastic"? I don't really understand. The majority of the suburb would be within...

Any thoughts on Taylors Lakes, please?

In my opinion, Taylors Lakes is a much nicer suburb than most of Sydenham. There are good sections of Sydenham that are comparable in "nice-ness", being the section between Sydenham Road, Lady Rose Crescent, Hume Drive and Overton Lea Boulevard, mainly because it is the newer part of the suburb...

Any thoughts on Taylors Lakes, please?

I live in the suburb. A lot of people will knock it from an investment perspective because new land is available in the Plumpton area, however the distance between Taylors Lakes and Plumpton adds quite a lot to travel time during peak periods and is much further from the local train station...

    West Footscray - good streets/areas?

I was looking at that house on Norfolk Street, what a rip off (good sized block for that street, house was rough around the edges yet it sold for a fully renovated price). Originally advertised at $540K+ from memory. People have moved very quickly to that section of Maidstone whereas the...

    West Footscray - good streets/areas?

From what I can tell (and from someone I know living in the area), Tottenham and West Footscray stations have ample parking which does not fill up in the early hours of the morning. Short driving distance to the stations is still good for this area, whereas in other inner city areas parking at a...

    West Footscray - good streets/areas?

North of Sunshine Road is the main rule, although there are nice houses in the southern section as well, close to Tottenham Station, where you're more likely to grab something decently priced. For the northern section, you'll be needing at least $650K for unrenovated period houses now on...

    Thoughts on this property

Spotswood is a fantastic area, but Melbourne Road is extremely busy. Plus the house is close to the freeway ramps which is probably the busiest part of the road. I would only buy if for PPOR and you were desperate to get into the area but can't afford properties on quieter streets.

St Kila East IP, growth not that great?

It's an auction, so I agree with the comments about. 840K as the highest figure in a price guide probably indicates the vendor wants at least around 950K. The rule used to be add 10% to the higher end price guide but that seems to have gone our the door in recent times. The guides are horribly...

Is this the best time to buy/Sell?

In Melbourne, as good a time as ever to sell. Have a look at recent sales prices in Caroline Springs though, the outer west might not be having the same boom that is occurring in the outer east, for example. I think CS is about as valuable as it's ever going to be, prices will go up but I...

    Coburg VIC?

Coburg is a great suburb that will no doubt keep booming because of its fantastic location, but you need the $$$ to buy there if you are looking at houses. Anything under $700K is become increasingly rarer based on my research. Lots of competition. I'd be looking north of Bell Street to get...

Hold out till auction or place offer?

It's in poor taste when the offer is well below what the vendor wants and is being used to entice larger bids under a misleading pretext. In my experience, the agent couches the offer by saying that the property is going to sell pre-auction due to the offer, providing a misleading inference that...

Hold out till auction or place offer?

I say no. Request a contract with the agent to show you're interested, if someone else puts in a pre-auction offer, you will be notified, otherwise wait for the day. I see the appeal of avoiding the auction, but generally you will not get a sale (and especially in the current state of the...

    Broadmeadows/Deer Park/Glenroy/Cragieburn IP

If you're keen on the mid-to-outer north, I'd try to get into Fawkner, although you might need to stretch the budget.
