    thanks that helps a lot. we already have evaporative cooling but its no good in the hottest parts of summer so the splits are to complement the current cooling not be the primary cooling which is the other reason im leaning towards the cheaper option

    depends on things like brands, 2 pack vs 1 pack etc. a poor quality poly wont last against a good quality waterbase and vice versa. traditionally poly has been the most durable finish available but waterbase technology has come so far in recent times. as far as IP's go i still recommend poly...

    That is ridiculously cheap at around $21 sqm for waterbase. I'd be charging upwards of $35 sqm for Baltic pine done in 2 pack waterbase

    Really depends on what type of foor boards you have, condition, choice of coatings, stain?, tint? top or secret nailed etc. I'd suggest anything from $20 sqm > sky's the limit

    2 pack products are always more durable than single pack. when i sand off polyurethane i can tell if its single or two pack by how easy it comes off, obviously 2 pack is harder to sand off. my concern is the difference in price between the two options, he's charging an extra $10 sqm for 2 pack...

    the urethane option is probably the single pack version these guys sell http://www.urethanecoatings.com.au/ i use their two pack sometimes which is what he will probably use for the second option and i can tell you its not worth the extra $750 he has put on the price. go get another quote.
