    borrowing $30k at 10% for 10 months

Sorry to hear you didn't grab a bargain lizzie but good to know you're still smiling. I'm still hunting around for a place myself, unfortunately the two I have been really interested in have been sold above what I was willing to pay. I'll be checking out...

    borrowing $30k at 10% for 10 months

Good luck Lizzie, I might be watching (attending but definitely not bidding anyway) the same auction although it could be any of these: http://www.realestate.com.au/cgi-bin/rsearch?a=o&id=106249530&f=30&p=30&t=auc&ty=a-res&fmt=&header=&cc=&u=&c=71775703&s=nsw&snf=rbs&tm=1265684256...

    Jesmond- Need Your Help!!!

I've looked at this property with a friend who was interested. All I can say is, poor kids. It's a disgrace, and I have been a Uni student living in the area who has seen a fair bit of the ups and downs.

    Cleaning Grout

Agreed with Brij, although don't be confused, there's not much "natural" about bicard & vinegar. That said, it's worth a go as it's pretty cheap and often effective :)

    Acai berry

In terms of being good for you, probably. And if it's nice to eat, well good. In terms of being a miracle, it's pretty unlikely.

Changes tabled in Henry Tax review

Hehe, talk about sensationalist BlueCard. It's saying people who own dozens of houses should be taxed higher than those who have zero savings and who are forced to spend most of their wage on kids, bills, etc.

    > 70% LVR for Karratha IP via new SMSF?

You'll save money on gutters in Karratha - no house has them! Karratha is a bit of a hit or miss I'd think. Mind you, at $1000 a week rent for a 3 bedder, it's not to be excluded.

    Muswellbrook

Stay away from Wollombi St. There are ghetto areas of Mus. The nicer areas are up behind the new Aldi, and in the 'wine estates' (eg. Cabernet st) on the other side of town up towards.. well, north Muswellbrook.

"Offers over..." How do I negotiate price??

No idea, I saw a good place the other week that was offers over $400k, and it sold for $420k. Would've thought a sensible offer would be $400,001.

    My google ranking sucks

Most of these ideas are good ones. The best things you can do are have good quality content that contains your key words. Based on SEO work I have done previously, you should probably have your location and photography as your main catch. One thing that I like to do is to share links, as...

Common situation - what's the best approach?

Gone before I even had a chance to make an offer: http://www.domain.com.au/Public/PropertyDetails.aspx?adid=2008174346

Common situation - what's the best approach?

Thanks for the replies, I really appreciate them. Should things go to plan I'll be going down the path of offer and "meet half way" following a building inspection.

    Timing!

Timing can be everything! Just the other week I was talking to an owner and had to duck off to another house, but they were going on and on about nothing and I was keen to get away - but then the conversation started to go towards their dissatisfaction with the REA, how they were keen to sell...

Common situation - what's the best approach?

Hi all, I've been on the house hunting scene for a little while now, and this situation is starting to arise more and more. I'm after what you would do or how you would approach the problem! The picture is, you inspect a house which needs work but which is suited on a good enough location to...
