Here’s why you don’t buy off the plan

In the case where people are doing the deposit bond thing, I can see a case for this, but what's the case for buying off the plan magnifying gains? Sure, you could time the market well but that's not really any different to buying post-construction. What's different is that by the time...

Here’s why you don’t buy off the plan

I was thinking back to a thread from a while back just this week and thought it might be worthwhile posting a follow-up. The original thread was about buying off the plan and the general consensus was “don’t”. At the time I said I’d had success being the second owner of properties bought off the...

    New CommBank Iphone App

I grabbed it yesterday on the iPhone 4. Very slick app, the augmented reality overlays of data on houses you're viewing through the camera is very cool. The RP Data info only provides a range but it's normally within about 5% (ie $950k-$1M) so is a good starting point. I'll use it to get a...

    Property Management - Gold Coast

I've used Ray White in Tugan for years and have been very happy with them. Good pricing (in line with other PMs I have), good exposure (list rentals in the Palm Beach and Elanora offices as well), just never any dramas.

Do you pay for a cleaner at home?

Having a cleaner is consistently in tune with my grain of thought re outsourcing tasks I don’t enjoy at a low rate so I can either focus on the things that are worth a high rate of return (investing & day job), or spending time with family which I also put a high value on. Pretty easy...

Nice work! I've been seeing a number of these deals around (significant drops post-off the plan). Once the shine comes off the bottom really falls out of these unless we're in a boom market. Have a look at Southport Central and Brighton on Broadwater and you'll see a lot more of the same.

Help! How could I go thru 8gb in one day!

There are a few precedents of legal action being taken in this sort of situation (albeit minor fines): http://news.bbc.co.uk/2/hi/6960304.stm http://www.time.com/time/magazine/article/0,9171,1813969,00.html Don't know I'd quite say someone deserves it though, guess it's a bit like leaving...

Just for interest sake, I've shared the link for this thread with @realestate_au on Twitter and they've "been following that pretty closely and are passing it onto the tech team". http://twitter.com/realestate_au/statuses/12984086195

Pretty steady over the last couple of years with not much to report either way from what I’ve seen. Hoping it’s going to repeat the pattern from the last cycle and really start to move at the tail end of the southern state upswings.

Is it also no longer possible to search by exact number of bedrooms? I can only see options for 2+, 3+ etc. If this is the case it makes it very difficult to gauge stock of a particular configuration in an area.

Do you like the new realestate.com.au website look?

The big negative for me is that they’ve removed the “adprice” info in the source code. Previously, even ads which stated “POA” or “Auction” for the price would display the dollar value the ad was positioned at in the HTML source code so you get an idea of what the expectation was. That’s gone...
