Yeah that was my approach in offering 30days.. Ask for an extension when needed. I knew 45days wasn't a hope.

I'm trying to make a competitive offer i.e. unconditional with standard settlement (30days). Broker said the bank will more likely need 45days based on current conditions. For that money I'd be looking at a 3 bed post war on 600sqm in Enoggera. Walking distance to the train and in the same school catchment as Ashgrove for Oakleigh school. I don't think you can buy into Alderley for 550 unless its on or right next to a main road.

+1 Why an English cocker spaniel? Our first family dog was a cavalier King Charles spaniel, because the breed was "cute". :rolleyes: it was incredibly dumb to the point of being untrainable, high maintenance and suffered from numerous health issues.. Buying from a breeder worked out well...

according to re.com the median 3 bed house is $558k and 4 bed is $661k in Sunnybank.. Not sure where $900k+ is coming from? Driving down Mains Rd I get a bit of a ghetto vibe.. The houses are pretty unkept in this area imo.

I saw an interesting public trustee auction over the weekend. It drew so much attention the street was packed.. Loads of registered bidders.. I reckon 90% thought they could get a bargain.. wrong! Imo, land value $600-$650k at a stretch. -$25k to get rid of the asbestos ridden house. Sold...

Ok, they're not located directly on the border, but very close. Underwood (part of logan) is just as south from the CBD as Sunnybank Hills and has quicker access. Hence, Sunnybank/Sunnybank Hills = 'outer Brisbane'.
