    Renovating in QLD $11000 rule

I cannot see any sense in this, but maybe that is why the Qld Government is doing away with the BSA by the end of the year. Maybe what you found refers to work that must be carried out by licensed trades people, but I see no reason in the regulations as to why you must have a contract with a...

The suppliers of these rooms could be making a good ROI if they get long term rentals. No capital gain of course.

    Renovating in QLD $11000 rule

I have tried in vain to find out if there is any regulation preventing what you are suggesting. As I said, I did it in 2 stages, 3 months apart. What would concern me is what I know happens to some people who buy and sell used cars. No problem for the first 2 or 3 or even 4 maybe, but if it...

They look fine but I know that in some council districts the presence of wheels does not provide exemption from planning rules. In some areas there would a time limit for occupation.

    Renovating in QLD $11000 rule

I should have added that similar laws apply in NSW (limit $12,000), but as far as I am aware there is nothing to stop you doing another renovation under $11,000 at a later date. I have done that in NSW and had no problem, but I was able to wait 3 months from completion of the first before...

    Renovating in QLD $11000 rule

Yes you can project manage the work yourself but the $11,000 limit must be no more than licensed builders would charge you for the work. This means that you have to waste a builder's time to give you a quote so that you do not fall foul of the regulation.

Some realestates have a funny way of operating

I think he is calling your bluff, but it seems to me that if he is not, then he is not fulfilling his obligations to the vendor. I would never sell through an agent who operated that way.

Looking for a BA to sell my property

Thank you for the suggestion. It is out of area people who are the most likely buyers for my property, and the advertising methods readily available are limited by postcode and nearby. Michael's location would not appear on relevant postcode searches although he is not far away, but he...

Looking for a BA to sell my property

I don't want to retain a BA, I just want to inform them of the property's availability. Local agents only advertise on domain and re.com with occasional adverts in the local Domain magazine. All of these are limited in scope by the postcode. Unless someone is looking specifically for...

Looking for a BA to sell my property

The property has some unique features which would make it attractive to buyers from well outside the area where it is located. For this reason I thought of enlisting the help of BAs who may have buyers looking for sea change / tree change but who want something almost new rather than an old...

    Buyers Agents

I am glad this thread is at last getting back to the subject. I operate an online service teaching how to import and am often asked for proof of results, but it is a problem when commercial in confidence is a factor. I will not provide specific information to my clients' potential...

How to advertise property outside the district?

Thanks Luce, I will investigate the Domain lift out. The old SMH "Stations, Farms and Stock" classification long before Domain, was a very popular avenue for advertising and also for finding properties out of town. I have approached Domain.com.au about introducing such a section on...

Thanks Ryan, I appreciate the positive suggestion. Could you perhaps go one step further and suggest which print media?

How to advertise property outside the district?

I know I am not comparing apples with apples. I am comparing peaches with nectarines. The point is many people visit the Byron bay area and would like to buy rural land in the hinterland, so they look at Bangalow. There they find prices are too high and they go away disappointed because they...

How to advertise property outside the district?

Yes, for example someone wants to buy in a very exclusive area not for away and finds that they can't afford the prices. If they knew that just a short distance away they could pay $100K or $200K less for a similar property, they might be interested. My property is located at Yorklea, a rural...
