    I'm not against OTP, they have their own strategy. Will use if the market suit me. But they usually smaller than current building. My 2BR unit is 135sqm. I can buy room separator/put IKEA 5x5 book case, and voila I will have study.

    My friends bought one in Christies Beach, he live and reno almost everything. He been stay there for 2 years now, and currently organising refinance for IP purchase. Its good jump start strategy for SA people, it lower price entrance, lot of suburb selection, and force you to reno (most of them).

    I never pay full price or above. We even try to negotiate lower after b&p inspection. We always counter cycle, prefer the market at 6.30' o clock and vendor desperate. I not always know when the market will rise, but getting better
