Would love to hear some of your feedbacks regarding overseas investing - personally, our family portfolio (as well as that of our clients) is mainly focussed on Japan - we're more than happy with that as our main line, considering the cashflow and hassle-free management and business environment...

Wow...almost sounds like government and mogul-backed sanctioned corruption isn't really corruption at all, at least legally - nah, couldn't be ;)

One of the main reasons we stick to studio/1 bedroom units - cleaning bills are rarely beyond $100 (not to mention maintenance is minute, there are no surprises with structural issues etc, and most of them come with an onsite manager). Cap gain is, granted, less, but with the supreme cashflow...

My own two cents (mind you, I'm biased, as my personal investment philosophy is "strictly cash") - I'd consider negative gearing very carefully before diving head-first into it - I know a great many, wiser and more experienced than myself, who've lost their pants and then some with these sort of...
