Granny flat option for my IP in Birmingham Gardens - Seeking your Feedback

There is a decent amount of room for the Lounge and tv. The display suit had a dining table opposite the front door and the lounge to the left of it facing the tv on the wall. Three bedder had a dining table and lounge, but the lounge was really too close to the wall for there to be a normal tv.

This two bedder design is pretty fancy, As the laundry has it's own space combined with the 2nd toilet and access to the backyard.

The car park is to provide flexibility to rent to family or others than just students. It would also allow me to leave the current car park space devoted to the main house.

Granny flat option for my IP in Birmingham Gardens - Seeking your Feedback

Thanks, Any concerns about the cost of the two bedder when the return on the 3 bedder is likely to be higher? Or the valuation of the property will be way less than what i spend on the 2 bedder. I do have the option to shrink the two bedder to 50sqm and save about $8,000.

Hello, I am soon to settle on an IP purchase in Birmingham Gardens (Newcastle). I felt I paid good price for property, currently negatively geared but want to make it cash flow positive through Student accommodation and Granny Flat. If I move very quickly it is likely that I can build in...

Sydney: Home buyers line up for three days to purchase property

Anyone notice the insightful coment from the real estate agent at the end... .Real estate agent Michael Harris from Raine & Horne Newtown said he has not seen too many discouraged first-home buyers in the market in the past couple of months. "I haven't heard anyone say it's too hot," he...

    Fitzgibbon Chase, QLD?

My bad, not good at remembering names. It was McLachlan Homes. Good luck with it. I don't think we will purchase there. 250sqm land size for a house is hard to get my head around.

    Fitzgibbon Chase, QLD?

Floorplans do bug me. With the one we were considering, it had two rooms and a media room all 3x3m. Am i correct in thinking that you should have at least a main bedroom minimum 3x4m (and ideally with an ensuite) if you hope to sell to an owner occupier in the future?

    Fitzgibbon Chase, QLD?

Hi, I was in Fitzgibbon on the weekend having a look as well. I'am from Sydney so it was interesting to learn more about North Brisbane Suburbs. I agree with your analysis. I like the estate and how it is land locked. I have the same questions as you regarding your options so can't give any...

Gladstone QLD - How is it Going????

In Brisbane today looking around and meet an agent who said he was starting to sell new development (house and land packages) that are currently being discounted by around $60k in Gladstone due to market conditions. Going to be interesting to see if developers have to start dropping prices further.

I think Rockdale and Kogarah may also have good opportunities. Not inner city but close enough.

Bundaberg, Colundra, Yamanto, Chemside or Kawana Waters for first IP?

Thanks for the tips everyone. Much appreciated. I am feeling good about Chermside and Kawana Waters but I will get speaking to a buyers agent as well.

Bundaberg, Colundra, Yamanto, Chemside or Kawana Waters for first IP?

Very true, i am reading sales brochures and tempted by the easier options. Finding time to do the hard work and find properties as suggested is challenging and I just don't have the time. As a mid -income earner, depreciation benefit is limited to an extent and cash flow is the most important.

Bundaberg, Colundra, Yamanto, Chemside or Kawana Waters for first IP?

It's the depreciation of a new block and cash flow form NRAS that we want. I know that you pay a premium but surely Land and house packages make sense in some areas.
