    Leaking shower?

Just got notified of (presumed) leaking shower at one of my properties. Broom and linen cupboard that back onto the shower were covered with green mould inside on routine inspection apparently!! The photos attached are when I went in and had a look, after the tenants were told to clean it...

Secured Car Loan vs Personal Loan? Recommend any lenders?

Not an option at the moment - both properties are investment so think that to borrow for personal would have tax implications and I don't really want to complicate it if I can avoid it.

Secured Car Loan vs Personal Loan? Recommend any lenders?

Unfortunately I have to get another car as mine was written off in November hail storm (and I can't keep borrowing other people's cars!). Mine was getting older but had low k's and was reliable so I was really sad to see it go....and insurance money won't cover the cost of something in similar...

    Cockroach complaint....?

Apparently there are cockroaches in my townhouse. The tenant has "seen some"...they "fell down from the skylight while tenant was in the toilet"...and..."they seem to be in packs"... Tenant has been in residence nearly 2 months, previously the property was vacant for at least 3 months before...

Low cost Property Management in Brisbane

Be very wary of some on the forum...just because they do or have posted on here means very little. There are some that were highly regarded and had great reputations on here, but they are no longer used or recommended by many now. I have PM'd you a local agent that seems to be good.

    PO Box

I do, but use it for everything and have never claimed it....good for those online shopping purchases ;) Has been very handy when I moved house a few times though!

    PM Northside Brisbane (Stafford)

From experience, I would definitely not be inclined to go with the cheapest, flat rate fee option servicing the area. I'm probably not much help with recommendations as I have 2 IP's a bit further out on the northside so I'm not sure my current PM's would cover that area, but I can PM you...

Seller wants to become my tenant

I did this with one property, older owners were downsizing and they had to wait for the unit they purchased to become vacant. It was put in as part of the sale contract that they would rent it back for about 3 months. No PM, and no problems...they were very 'house proud' and continued to look...

Painting - Dulux vs cheaper options

Do you have any pics Zimby? I'd love to see the difference without getting yet another pot mixed up! I've tried Antique white, white duck 1/2 and 1/4 and Hog bristle 1/4....am leaning towards the white duck 1/4 I think. Is the white duck more yellow, or the brume a bit more blue/green??

    Replacing appliances in IP's - pref brands/etc?

Yeah size is a problem, so is the age - current one is 20yr old and doesn't have electronic ignition so it needs that connected as well as gas and the cut out size on the new ones is bigger on any brand I have found. I've got someone who will do the whole install including new electrical for...

    Replacing appliances in IP's - pref brands/etc?

Does anyone have any 'go to' brands when replacing appliances in IP's? Or would you look more at the cost/features? Generally for PPORs we have always gone with mid-range Westinghouse or similar, figure been around a while, average reputation and cost and easy to get parts etc. I'm looking...

Painting - Dulux vs cheaper options

Thanks for all the replies! The Brume 1/4 looks good, they told me it was an older colour now but could still mix it up. I found White Duck 1/4 which looks almost the same, it has just a touch more yellow in it rather than green so apparently is warmer, but looks grey/stone when compared to...

Painting - Dulux vs cheaper options

Had an interior painting quote done, product they use is Dulux Wash & Wear Ultra Premium Matt. The quote says they can adjust the price by using cheaper paint options....but is it worth it, or does this stuff tend to be pretty durable? I'm also mindful that it will be 2 coats over...

    Brisbane North

I was looking at Bracken Ridge, Taigum, Boondall and Zillmere for a couple of months, would have prefered house and land, but not in a position to do much maintenance at the moment so didn't want an old/run down place and was also leaning towards Zillmere because long term I like the location...

Building and pest inspection - outcome and renegotiate?

Building and pest inspection came back with a few concerns (even painting needs to be re-done apparently!), but I have the following concerns in particular that will cost: 1. Fungal decay to roof battens - think its some smaller ones near gutter, not structural, but need to be be replaced...

Is wood flooring and airconditioning really a must for Asian tenants? (generally)

Does anyone have any thoughts/experience with the looselay vinyl planks? As opposed to the laminate? Similar price, but supposed to be a lot more durable and can be used in wet areas...

Is wood flooring and airconditioning really a must for Asian tenants? (generally)

Mitch1 your suggestion might be the best of both worlds then! ;) I did see these, but $80sqm is a bit more than what I wanted to spend though, and can't depreciate tiles as quickly as non-fixed flooring. Everything you said about laminate is why I was leaning towards the vinyl planks instead...

Is wood flooring and airconditioning really a must for Asian tenants? (generally)

Not intending to be at all racist here, but I was at a flooring place today and I was looking at options and the guy said to me he had just sold some of the timber-look laminate I liked to a landlord who owned a property at Sunnybank. Apparently her Property Manager's told her that if she didn't...

Retaining wall repair - what would you expect this to cost?

My land is on the high side, photos are taken from council park backing onto it, so repair/replacement will be all on me. The wall obviously goes around the corner between 4 and 3 sleepers high between this property and next door too, but strangely there are no signs of damage, it looks to be in...
