Yep, that's pretty much everyone's experience. And I remember Cheeky Monkey's too, quite similar!

advice needed on first investment property

The vacant and developable land from Park Ridge extends west through Jimboomba, pretty much all the way to Charleville. The area is akin to the development at yarrabilba (did you post on that one as well)? I wouldn't touch either. The only H and L that has seemed worth considering is the...

advice needed on first investment property

JohnHenry, I'm confused with your posts. In the other thread, you state this: "Because so far, I'm not a big fan of OTP or brand new IP due to the overstock risk." Furthermore, I doubt you can get from Park Ridge to the CBD in 30 minutes, at any time you would reasonably wish to get...

Selling a previous PPOR with DA - tax effect?

Are there any tax considerations in selling a previous PPOR (well within 6 years of moving out) with a DA in place? The goal being a higher selling price? How does it effect CGT, if at all? Can you claim the expense as deductible if it is established whilst the property is an IP with...

"Regarding to the 1st home buyer grant and stamp duty, the agent said he could organise some cash tenant so that i could still get the first home buyer grant and stamp duty waived." WTF???

Worst Melbourne suburb within 15km of the City (excluding the West)

Pretty much, yep. The Heidelberg cafe strip is nice, and anything off it, or off Beverley Road is nice.

+2 Heidelberg however, has some beautiful parts. It's all about the ridge between the two.

    MERS in South Korea

They don't. This is "Middle Eastern Respiratory Syndrome". Until now, all cases had lived and/or travelled in the Middle East.

Is it a good time to buy a PPOR in Brisbane?

You can still buy within 10k of Bris CBD for 550k on the south side (I don't know the north side well enough to comment). Look harder. In no way does 550k mandate you buying in Logan.

Interestingly, I tried to contact the developer before he got going, I would have struck a deal and he could have built 20.

    Cairns, House and land.

The main contingent of the woodshed won't even be out of bed by 8pm. Just don't eat off the tables if food falls off your plate. The woodshed was always the mark of a cracking good night, and the harbinger of much pain the next day.

I figure if the unit price booms if Brisbane ever does, then my land value will go up with it.

    Development/DA advice

15m, same as the development block 607m2, I think the development covers near 50% of the site, so yes, fairly small. Carpark basement, two ground floor, two first floor, one third floor. There has only been one development on our side of the street (where it switches from MR to LMR2/3)...

What's your budget and requirements in a house Kingsley? I'm all for helping OO's. Those damn southern investors don't maintain or improve their houses enough.

Aww come on, a bubble in Brisbane?? We've barely reclaimed what was lost post GFC!

    Cairns, House and land.

Ha ha ha. Yes! It's a place you should never go before 2am. After that, if you have cause to be out then the Woolshed is probably just icing on the very drunk cake. Seriously, it's fine. But don't accidentally leave your wedding ring at home.
