Lending market changes in 2015 ? looking ahead, what?s next?

What do you guys reckon for first time investors who are trying to save up and are at the 5 - 7% (95% LVR) mark of savings for IP1 ? Just keep saving up till they are at the 20% (80% LVR) mark ? Or run like crazy now, take a personal loan and dive for IP1 because 95% is definitely going to be...

    Lowball offers, questions.

I think REAs are required by law to report all offers - or at least thats what I was told by every single REA I have dealt with. Usually, when I am low balling, my offers come with a time window. "Blah is my offer for Blah reasons. And my offer is on the table for the next 48 hours" - It has...

'Medico' package (85%+ LVR with no LMI) for IT workers

Would you please expound on this ? I do not hold an Engineering degree, but I am a software engineer. The last time I took a home loan, I had to pay LMI. But one of my colleagues with a similar profile in SA did not pay any LMI  (he would only say "some trick the MB played")

    Poor first home buyers Sydney

Exactly ! I keep looking at all these people who can live with their families/parents and then live within their means and save so much to fuel their investment. But alas. Many people don't have that luxury. I remember Ace posted a youtube video - hussle like an immigrant. That is so true ...

Its so good for 2 seasons. IMO, they lost it in season 3. Too fast. Too abstract. Sigh.

Changes / tightening on servicing for investors

Why do you think such a strategy is flawed ? There are many properties which are cf+ even at 97% LVR, do you think investing in such properties is bad ?

Seriously will Syd ever stop going up?

Say it remains at 190k every year, year on year, it is always going to decrease every year when compared to the population. But to answer your question, mostly as a number, I think. 190k ? Uhm, ABS site, shows the net overseas migration at more than 212k. Highest number flocking to NSW.

Seriously will Syd ever stop going up?

I am no guru but I was thinking about this the other day. I don't think the Sydney market will stop anytime soon. Immigration is at an all time high. High visa fees isn't deterring people from emigration. I would think most immigrants from third world countries have inherited a lot of wealth...

Have dropped rent by $35... ouch!

Most units in Darwin have had to slash their rents. A couple of mates at work have had to drop their IPs rents by about $50 at least.

How to calculate rental yield ?

Hullo, I read this from the forum archives and wanted to ask a few questions How do most of y'all calculate rental yields before investing in a property ? And what is usually an acceptable/good yield percent ? Is rent x 5200 divided by price an accepted way of calculating in today's...
