    Commercial property principles

Hi, I wanted to ask those with commercial property inv experience for your general advice. I am looking at a small factory (for around 550K, bringing 26K pa) but have not invested in this type of commercial property before and just want to get tips on where the basic principles would...

Small Kitchen Reno - Melbourne inner east

Thanks KQ8 and Strongy. I like both of these ideas. I actually got my own PPR kitchen second hand (near new 2-pac etc!) from the advertising board in my workplace at the time and people are still telling my how nice my "new kitchen" is about 7 years down the track. :) The only problem I have...

Small Kitchen Reno - Melbourne inner east

Hi all, I'm hoping someone can help. I'm looking for an honest and reliable kitchen renovator (or even a good handyman perhaps) for a small job - a kitchen in a small apartment in Melbourne's inner east. I really just want to replace the cabinets, stove and taps I think (but open to ideas)...

    PM recommendation Beenleigh property

I have been with Harcourts there for a few years and they have always been very good. Haven't had one issue with them to mention. I'm in Melbourne so it has been good to know that IP is in good hands there. Pos

    When things go sour ...

Hi Kesse, No, this was in Williams Landing (the "nice" part). But I have heard from a Meltonite about it happening up that way. Be cautious with tenant selection!

    When things go sour ...

Hi Red Apple, That property is up about 20% on what it cost me about 3 years ago, so that's not bad. "Shock" is the right word... I think I kind of laughed when I heard over the phone (out of shock) and when I saw the place with my own eyes I was just really p---ed off  The police didn't...

    When things go sour ...

Red Apple, I got my first tenants into a beautiful house that I had built (took nearly 2 years as the first builder went bust and had to wait for insurance process and new builders...who were difficult to work with). The tenants had only been in a few months and then took off when our...

    Westbrook (Toowoomba)

Just wondering what thoughts people have (perhaps Queenslanders?) about the Westbrook area? What's it like as far as public transport, development, growth prospects, etc? (As an aside....If anyone is interested - they are selling off the old prison up there in various parts of land...

    Possum

Virgo, if the possum gets into the tree from the ground then put some of that firm flexible plastic around part of the trunk so they can't climb up it. If they are coming from another tree or powerline or phone line.... I can't help.... but I can tell you that I wish the one that lives behind...

    two townhouse development

Primaus, I had a look at the two PD designs. I find it a bit odd that the entry to both of them takes you straight past the toilet door. Also, I'm thinking that with the size of your block you could go slightly larger with each of them??

    two townhouse development

Are you considering using PD to build with, or were just looking at their designs? I would choose your builder carefully. I have built 3 times and the first was smooth, the second a disaster (after the builder, who incidentally built the first place, went bust just before laying the slab for...

    Finding a mentor

Thanks for all of these answers - all very good. So, I think I need to ask more questions, and network a bit more. Time to cut down my day job hours I think! :p Thanks again!

    Finding a mentor

Hi all, I read an article about an investor and one of his pieces of advice was to "find yourself a mentor". It's one thing I've managed without up to now, but I think it's probably the "missing piece" of my puzzle to move forward. I have several IPs, but have just selected and bought to the...

    Port Adelaide?

To update. I did end up buying this. Paid $280K, spent about 5K fixing a few things and have it rented for $315 per week. I'm happy with it. :)

    Port Adelaide?

Bought it - for $280 (with some haggling and the agent offering to put a tenant in it at no cost to me for this price, because I offered less), and will rent it at $300/wk. It's a solid buy I think - not bargain of the century, but when you are not in the same state it's harder to hunt around...

    Port Adelaide?

Thanks Jim. Yes, I don't think I would ever buy an existing property without seeing it in person. Building inspection done.... now to go and check it out myself and make an offer. :)

    Port Adelaide?

House. Why do you ask? I think house is safer long term.
