Cracked external wall, would you buy?

Hi there, I hope I'm posting this in the right category. I'm hoping to get a picture of the mindset of buyers, mostly investors, about the following conundrum. my parents are about to place their Gold Coast home onto the market. It's a 4bdr brick veneer house, opposite a canal (not...

    Property Condition on Settlement

Hi all, Quick question. Settlement is approaching in 7 days and the buyer has just had their final inspection. All is fine except that they want the gardens weeded etc as was presented during the marketing campaign. Do they have a legal right to demand this? With weeks of recent rain, and being...

    Ballarat

Moved to Ballarat last year, basically to get more bang for buck. Picked up a 1930's 3bd art-deco wonder in Soldiers Hill for $285k, valued at $330k last month. I catch the train to Melb 4 days a week and they are indeed pretty full carriages. But best part is listening in to some of the locals...

    Is anyone using Run Property?

We're about to give RUN the flick for our Melb IP. Very slick sign up process, told us everything we wanted to hear, attentive, facts and figures well presented etc. Then the reality, we were bumped over to a PM who had over 500 other IP's on her books. Never once got straight through when we...

    Buying In Young

I lived there for 3 years back in the 90's. Young has a very diversified agriculture and primary production industry. I was there in drought and the town held up OK. Although I note it's population hasn't grown too much over the last 15 years. Rampaging Roy Slaven knows Young pretty well...

    Self managing procedure?

Hi all, Have tried researching this but can't get a quick definitive answer. I'd like to take control of my Melb IP and self manage. Current PM has too many other properties on her books (approx 500!) and the service is slack to say the least. I've established a good rapport with tenants...

last 12 months in regional victoria?

Hi keneth, for what its worth I can give you a small update on Ballarat. I've just bought a PPR in Ballarat in the inner northern suburb of Soldiers Hill. Did this mainly for financial reasons, ie: got more bang for the buck in terms of property. The lifestyle change is an added bonus as we...

Do you have an expensive hobby?

I think my hobby from age 18 to 38 was trying to live a champagne lifestyle on a beer budget. Like trying to stick a square peg in a round hole it took me 20 years to realise that I was going to retire on the poverty line, hence the total 180 degree turn around and now investing for the future...

RUN - how good are they as PMs

I have my Melb Ip with them. Was very impressed by the attention to detail at the start/sign up phase. But like Y-man has stated, the PM assigned to our IP has a lot of properties to manage and I feel as though we're now just a number. Doesn't help that this PM has been in poor health a lot...

    Are you a MASONIC investor?

My father in law is a Mason and the sad truth is that the Masonic Lodge is in danger of dying out. Very hard to attract new members. It's main aim was, and still is, to be of service to the community, a lot like Apex or Rotary. But because it has 'secret' ceremonies and traditions, the perceived...

    Valuation clarification

Hi all, As useful as these forums are, I sometimes find conflicting answers and advice, which I think is naturally to be expected. Very quickly, I converted my PPoR into an IP in April this year and am currently getting everything in order for the accountant. I've had a depreciation report...

    Who rents and buys IP's?

Hi neaka, We've just gone the route of moving into rental premises and converting our PPOR into an IP. This was done as we needed a larger house. We could have sold the current house and upsized but with my wife taking extended time off for maternity leave we didn't want to increase the size of...

    RUN Property Management

Have just had RUN in for an interview/size up to manage one of our IP's. Compared to the other 3, which were all part of local REA's office, RUN come out a winner with due diligence, professionalism and presentation. They quoted realistically, had good solid answers for all the difficulties that...

    What was YOUR upbringing like?

Growing up in a fairly conventional middle class family in the 70's "investing" was what rich people did. I always got the feeling, from my dad especially that, "they're rich" and "we're not, but doing OK" and that's the way it will stay for your whole life. But I say NO!, I'm not happy "just...

Talk about shortage of rentals !

I can tell you that there is a huge shortage of rental properties in Melbourne at the moment. Am currently trying to source a rental property for myself whilst I rent out my PPoR. At every Open For Inspection I'm competing against at least 15 other applicants. Some of the more 'rundown'...

Is Brisbane nearing the top of the cycle?

For what it's worth, I was back in Brisbane last weekend for a party (now live in Melb). On Sat afternoon I caught up with an old friend who has done very nicely for herself doing reno's and subdivisions around Banyo & Nudgee in the north. She keeps an eagle eye on her patch of Brissie and told...

    Advice for a new Landlord

Thanks for the detailed response Sailor, Have started interviewing PM's and doing minor repairs around the place. Hardest job of all though is finding a new place to live. I'm getting rapid responses from REA's when I'm looking for a PM...but as a prospective tenant , that's another story...

    new development in Reservoir

I really don't know too much about Hoppers Crossing other than it has a lot of new development and CG may be a problem. Also, access to the CBD is mainly over the Westgate Bridge and that's running at capacity now. It'll take years before another bridge is built and traffic will keep increasing.
