My steal of the week. $20,000 cairns unit which vendor paid $113,000 for rent $160pw.

Motorway project between Forest Gardens and Ray Jones Drive begins soon. Calculated or fortuitous, either way it should work well for Nathan's Cairns investments.

Dead Gum Tree in the contract for sale

Perhaps your best course in to contact the agent/lawyer and have the cost of tree removal to be inserted into your offer. It's quite normal for things to happen between the initial offer and settlement. Usually, it might be something that has arisen from a building inspection or pest report...

Property Location Rules - Myth or Fact?

Before I bought my first house, I often heard: "Buy the cheapest house in the most expensive street." I haven't really heard it since, though.

    2010 Predictions for Cairns

Hi Nathan, Would you care to share a little information on your property purchase in Cairns? I had a quick look at your web-site - looks very good.

    2010 Predictions for Cairns

I agree with the above comments expecially re capital growth. Someone told me recently prices would double in 10 years. Perhaps I should have asked... from when? There are some properties which could be cash flow positive. Take a look at Parramatta Park units. Also studio units in the M...

    2010 Predictions for Cairns

Jetstar flights between Osaka and Cairns start from today. I didn't hear of any forecasts other than to say up to 1200 visitors a week can be expected. A local councillor is trying to build a water park north of the city near Smithfield. There are plans for a major theme park somewhere south...

Post up your amazing result (or stupid price) of the week

"$114k 2 bed unit FNQ worth approx 160k." Hi Nathan. Just out of interest, was this in Townsville?

    2010 Predictions for Cairns

I was just wondering if anyone has been considering Innisfail. Or actually purchased in that area. Regarding where people want to live, I guess you could ask people in Cairns if they want to move to Coolangatta...

    2010 Predictions for Cairns

I agree that the reef is in stages of decline. The crown of thorns are still there, but more is done to prevent an outbreak similar to the 70s. Coral bleaching is also a problem. I've seen some of the damage after cyclones at places where I've dived. All the same, the coral spawning happens...

    2010 Predictions for Cairns

Regarding the 'M' suburbs in Cairns I can't say that I'm a real fan of these suburbs, but I don't believe they are entirely bad news. I think there are others here who have more closely followed the capital growth patterns in Cairns, but I think the 'M' suburbs have in recent times shown better...

    2010 Predictions for Cairns

This is a fairly recent news article with Michael Matusik's opinion: http://www.cairns.com.au/article/2009/10/24/71511_real-estate.html And when I emailed a PM about a property in Freshwater, this was part of the rely: "I think the closer to the city the more demand but in general there...

    Check this one out :)

I agree with your comment about the decor. If you save up your birthday and xmas money, you might be able to get this one. http://www.realestate.com.au/cgi-bin/rsearch?a=o&id=106141937&f=0&p=10&t=res&ty=&fmt=&header=&cc=&c=74668155&s=sa&tm=1259230821 At least the decor is a little more...

Should I put in an offer to a property which is "under offer"?

I was able to make an offer on a property 'under contract' in Queensland. The conditions of the existing offer were quite complicated, ie. subject to sale of existing property etc. Your offer will, of course, need to be more attractive than the existing offer, so ask the vendor or agent what...

Well done, Nathan. Your site looks great! However, I think you might be ...back to school at 25 ... to fix up some of the expression in the text. "CONTANT US" was the first thing I noticed when I clicked onto your page. Fixing these things will increase people's confidence in you. Good...

    McDonalds $14 Million Land Grab

Someone once told me that Mcdonalds is not in the fast-food industry, but actually in the real estate industry. (I think someone who has read the book about the company might be able to explain it more specifically.) But anyway, I'd always thought it was just a Scottish family restaurant...

    Renew Lease - 3 or 6 months

After discussing with the PM, we offered a three month lease which the tenants signed this week. And after all that, we are actually considering staying a little longer overseas. Thanks for all the comments - much appreciated.
