Can you avoid CG Tax if reinvesting sales in new property?

Hi All, I was looking at selling 2 properties and using that cash to invest in a much better quality of investment. Question, if I make a profit of about $400,000 but re invest all that into a new property for investment purposes, do I still need to pay CG tax on that $400,000 profit?

Claim House as an IP after 6 months spent on reno?

Hi, In December I moved into my IP to renovate it. I spent 6 months there (have all receipts) and renovated it myself as I lived and worked in the area. After 6 months, I have now completed the reno and I am leasing it back to tenants. Can I still claim the property as an IP and claim...

Moving into an investment property - tax implications

With your formula there, dont understand how that works... eg 50,000 * (1000/1000) = $50,000. According to the formula I would have to pay the entire $50,000 to the tax man or is that the amount that is taxable?

Moving into an investment property - tax implications

Thanks Mike. Ok so there is a capital gains but only at the time of a sale correct? No tax implications for me next financial year when I do my tax return? And no other implications if it reverts back to a rental property after, say, 3 years?

Moving into an investment property - tax implications

Hi, I think I am safe but I wanted to get a confirmation from people on this board. I have a house in QLD I am thinking of making my PPOR. Its been an investment property for 3 and a half years. I am in Sydney and I lived in my own PPOR back in 2007 for 6 months (to get the grant) but since...

    Negative Gearing numbers revisited

Hi Lofty, What are the downsides to vendor financing? I assume that if the buyers cant make good on their "lower payments" that you can kick them out and keep what they have already paid. But what are the downsides?

    Negative Gearing numbers revisited

Hi Guys, Thanks for the info, appreciated. I have an 100% offset account for one of the IP's to throw cash into it without getting it locked into it (ie I can freely move it about as needed). I think we all agree we are in a flat to negative capital period, which means higher rents and...

    Negative Gearing numbers revisited

Hi Bear, So are my numbers correct? Should my strategy be to get into as much positive gearing as I can?

    Negative Gearing numbers revisited

Hi All, I was redoing some numbers today and came across some figures that have confused me and was wondering if someone could clear things up for me. The idea, as far as I know, is that negative gearing allows you to go to a lower tax brackets and is used for tax minimization purposes. Here...

Are we Australians paying way too much?

We are a high wage nation, but also a high COST nation. I feel ya, I went to the states two years ago and was SHOCKED by how much cheaper the food and clothing over there was. Also, the entertainment was also far cheaper than over here. I went into an expensive clothes boutique and FILLED...

Most passionate woman I've ever heard.

There is always a tipping point, where it lies no one knows, but its always lies where you never would have thought of it. I heard a statistic that the stock markets is now 75% HFT. That is crazy! That means there is no real market, just computers trading stocks back and forth. Also, the...

Most passionate woman I've ever heard.

Ive been following MF Globals bankruptcy closely...it is a crack in the facade that your money in any institution, be it trading accounts, saving accounts, whatever, is never really YOUR money. The institutions, regardless of who they may be, consider it THEIR money and have the right to take it...

Using offset account with IP a good strategy?

Thanks Marg that is what I believe. When I told friends who are investors that I was doing this, they all said I was nuts also cause I would lose negative gearing. When I told them you lose 60 cents of every dollar after negative gearing, the point was that YOU MUST PAY 60 CENTS in order to keep...

Using offset account with IP a good strategy?

Hi All, Real quick. In this environment of falling prices (could be years until capital gains return), is negative gearing still a valid strategy? Ive just refinanced into an offset loan, I have moved 100K into that and now my properties are cashflow positive to the tune of about $80 a...
