Where is the Gold in the Coast? Opinions on the Gold Coast

Hi I suggest that the Gold Coast is overdue for a comeback. Check out the asking prices for townhouses/ units compared with say 2004/2005 - well down in absolute terms, and massively down in real terms. I bought two townhouses late last year, but I'm not convinced that the Games will add...

    Allowing existing tenant to sublease.

Hi Rixter Thanks for your comments, and everyone else for his/her valuable advice. But I'm curious now when you say, "added them to the lease for risk management purposes.". "Risk management purposes" - can you please briefly elaborate. Many thanks again. Tony

    Allowing existing tenant to sublease.

Hi I really appreciate the time and thought that everyone has taken in responding to my query. The responses were through, and where appropriate, the logic / rationale behind the answer was explained by reference to legislation, or by reference logic or to just plain decency. Judging...

    Allowing existing tenant to sublease.

Hi I would really appreciate thoughts/ advice from the SS community regarding a moral dilemma. I have leased a 3 bedroom 2.5 bathroom to a young couple in Labrador. Yesterday the agent phoned to say that the tenants had requested permission to allow an additional tenant to move in. The...

    Parramatta VS Castle Hill

Hi Paul I was curious about your comment that "The plans there (North Parra) are huge". Can you elaborate with brief details. I know that eventually something will be done with the prison, and the NSW Health complex, but is there anything specific on the horizon. Not that I would be...

    Locality research - Brisbane

Hi If I was buying in Brisbane, I would possibly firstly eliminate the flood-prone areas (streets etc) within 10-12 km of the CBD, and then proceed to check out the remainder areas which are close to transport/ schools/ shops etc. A check on the previous price growth can assist in that I...

    Best variable interest rate???

Hi Do you know if Westpac permit the same pricing discretion, namely that discount can be applied to existing (similar) loans' in order to align the portfolio. For example, my latest loan from westpac includes a discount of 1.3% bring the rate to 4.4%. However other similar-type loans only...

    sceptical about QLD

Thanks Azazel A great chart - can you reveal the source of the data since I would be interested in similar trends for other areas, eg Gold Coast, or specific areas within the Gold Coast. To my mind the chart is worrying in terms of "Brisbane" as an investment. Economics 101 - price is...

Hi Just been accepted for 30 year I/P Loan (I/P 15) with Westpac at aged 67 years. A good rate as well - 4.40%. I suppose I should take care of myself so that I am around to make the final payment in 2045. Regards ol' man river aka Tony

    Best variable interest rate???

With regards to westpac, I have one new loan on 4.4% (discount 1.3%) but several others at 4.52% (discount 1.18%). Is there a strategy to get westpac to increase the discount on existing loans from 1.18% to 1.3%. Or is it as simple as just asking!! Many thanks Tony

    sceptical about QLD

Just bought a great place in Oxley at the same price the previous owner paid in 2007, similarly in Labrador, bought at same price/s as previously sold/ bought in 2007. Great townhouses (3 beds/ 2 br/ garage/ tenanted), and all positive geared. However, ask me in 5 - 7 years if they were a...

    Depreciation

Hi Many thanks for the clarification. Amazing to think that the words that I quoted, "If renovations are undertaken soon after purchase, the tax office deems them as having no value." come from a leading Property Investing magazine. Hence the reason that I included the source...

    Variable rate

Hi I have just obtained 1.3% discount (making rate 4.4%) on my variable Rocket loan with Westpac. All thanks goes to my Broker/s. She has done a great job. I will now try and obtain the same discount on the other IP loans which currently have discounts of 1.18%, and 1.2%. Having...

    Depreciation

Hi I note that smartor mentioned, "I bought a one bedroom apartment which settled in January this year. I'm currently renovating the kitchen.." I understood that the rule was "If renovations are undertaken soon after purchase, the tax office deems them as having no value." Source...

Buying a townhouse in a large complex

Hi I would appreciate some comments/ thoughts. I have a bias against buying a townhouse in a large complex (50) of similar townhouses. However the location is good - close to shops/ transport/ schools. Its tenanted, and the strata fees are reasonable, and overall its positive geared (in...

Steep increase in Brisbane land valuations

Does government land valuation influence property valuation Hi I'm interested in any responses to a previous post: "so to be clear, does this government land valuation influence property valuation in any way?" For example, Gold Coast suburb of Bundall the residential median land value...

What have you achieved this year!!

Very inspiring to read all of the previous posts - an incredible amount of items / goals were achieved in 2014, and big well done to everyone.. Myself, having decided in January 2014 to have "no fluffy goals" which for me meant no to "learn hindi, lose weight, take exercise, drink less, blah...

    Labrador - Gold Coast

Many thanks for your comments/ observations. I'm not a resident, or a proponent of the development but I do note that, unfortunately, the development will proceed (in one form or another): "The State Government and Gold Coast City Council have announced that they will invite the private...

    Labrador - Gold Coast

Thanks for your comments. I suspect that the Queensland Govt will want to make sure this development proceeds, even if it requires large sums of taxpayers money. Particularly with the decline in mining (eg, coal, iron ore, etc) in the State, and the lack of tourism because in part of the...

    Labrador - Gold Coast

Gold Coast Labrador - a possible "hot spot", which we will no doubt read about in the monthly property magazines in the months ahead. "One of the largest integrated tourism infrastructure projects in Queensland's history could be just weeks away from getting the green light. The huge...
