    Buzz, the reason the Vendor doesn't set his "reserve" until the morning of the auction is cos if the agent knows the vendors reserve (X) - they must quote the advertised price as "X plus buyers". Think there's a saying - quote 'em low and watch 'em go :)

    My sister bought there about 18 mths ago - had about 30% growth pre-Eastlink. Not a bad location but some pockets are scary . . . there is quite a bit of development in the area however. Large blocks and it is a good location - easy to access just about every area this side of the city.

    I agree with Buzz - having turned my PPOR to an IP - the water bill isn't much less than when I was living there due to the supply and parks charges every quarter. The usage is always paid by the tenant in Vic - just inform your water board if you want to double check I guess.
