Should I buy a car space in my complex?

Well I think you've made the right decision Wylie - a child's education would take top priority in a parent's financial decisions, and since your PPOR loan is paid out, the risks to your finances are not as great - it is a necessity that your son get schooled until Year 12 at least and any...

Should I buy a car space in my complex?

Thanks Wylie, I know what you mean :) - whether an apartment with no parking e.g. $370k + parking space costing $65k (total $435k) could actually be sold for more than $435k or not. The answer is yes, judging by the real estate listings online (well, the asking price anyway). Yeah it's a bit...

Should I buy a car space in my complex?

Actually I'm in a position of not requiring finance because I've just sold my original PPOR (which is another story in itself - over the past 3 months I've been preparing to upgrade to a 2-bedder without increasing my mortgage that much, but the <$500k market is just crazy with FHB's - a 1980's...

Should I buy a car space in my complex?

Thanks all for your comments - yeah I think I answered my own question. Broadway is just 2km from the CBD where I work, and buses are plentiful so that's no problem. If I was to live anywhere further or if I need a car for work, then a car space is a definite must.

Should I buy a car space in my complex?

Hello all, Would be interested in your thoughts on this thanks. I've searched this forum and was surprised there isn't anything on off-street parking. Anyway, I'm going to move into my IP to live in the next month in Broadway (Sydney). The location is extremely convenient with lots of...

Who's using IO AND P&I loans?

Thanks also to Tracey/Ozperp for your detailed reply. Just want to note in terms of achieving flexibility, P&I loans also allows redraw on any extra repayments, which I assume would serve the same/similar function as an offset? As an aside, is it the case that refinancing to obtain the...

Who's using IO AND P&I loans?

This is a question I've been wracking my brains over for quite some time - both my IP's have P&I loans. The property experts I've read generally advocate IO loans, the point being to free up cash flow to fund further property purchases, and that paying down principal for an IP is 'dead money'...

    Experience with The Public Trustee

I actually made a will with the PT a couple of months ago - I was a bit concerned about the cost of PT acting as the executor (between 3-4% of the value of the estate, rates increasing on a sliding scale) but I just went ahead with it, I guess attracted by the notion that PT will still be here...

Buying another PPOR under what name?

Thanks for the replies. The reason to use the trust is asset protection. I understand it's best to put investment properties in a trust (discretionary or unit), but use the PPOR in your own name (from what I understand from Chris Batten's website...

Buying another PPOR under what name?

Hi, I'd like to know what to do in the following situation. I want to purchase an IP that may become my PPOR later down the track but will rent out for the time being. Is it advisable to still buy the IP under a trust since it will become an PPOR? Or should I just buy it in my own name, and then...

legal structure for PI - Property Investors Trust?

Thanks for the feedback Josko. I do plan to hold onto my existing IP, so I also subscribe to the idea of buy and hold (quality property). I'm just thinking whether my second IP should also be held in my name as well. I don't think my occupation is high risk in terms of being sued, I'm not a...

legal structure for PI - Property Investors Trust?

Hi, I'm currently researching to buy an IP but is thinking about setting up a trust to hold it for asset protection - e.g. if I get sued for any reason, if I have a relationship breakup and ex's want to claim etc. Have anyone used the accounting firm Chan and Naylor before - are they good...
