    Help for a newbie please!

All, I always wonder to myself, why are all these 'gurus' SELLING such wonderful deals - if it was me, I'd be keeping as many as I could (if they were worth keeping in the first place!!!) My in-laws did one of these - it was V quiet for about four years after, but eventually started to get...

    Has anyone read these books?

Angela, I have a copy of TAXATION by Tony Compton - it is a V good book that gives the basics of what can be claimed immediately and what has to be depreciated over time. I did find it a bit 'lite', it isn't an in depth delve into the good the bad and the ugly of tax, it is much more...

    Current rental market Canberra

Peastman, She has trouble finding properties. She works for a company the 'sub-let' apartments to big businesses that fly in IT gurus from overseas - the tennancy can range from 2 weeks to 2 years (but 3 months is the shortest lease she will take out with a landlord/REA). If you can give...

    Are you an extreme borrower?

I'm at 85%LVR and I think I'm 'on the edge' but my bank is more than happy for me to go up to 90%LVR. THEY reckon I have the income to cover it - THEY should talk to my wife about that!!!

    Anyone getting 'Tax Relief'

Hi All, Just finished settling my second IP late last month and I'm looking forward to Tax return time!!! But, now that I have 2 IPs that are, 1 High NG and 2 slight NG I am running out of disposable income to get my next (not that the bank thinks so - just my own 'comfort' level). I...

oops i might have made a mistake

Hi HiEquity The only prob I can think of is this.... If you have a debt against your PPOR then the offset would be best against this because you can't claim a tax deduction on the interest on this account. If you put the offset against your IP then you are losing the 'taxdeductability' of...

    Current rental market Canberra

Peastman, Do you have a long term tenant? Is the unit furnished? My wife 'manages' many properties in the Civic area for short term rentals and has LOTS of trouble getting ANY at all at any price. I'm guessing that a long term tenant could be worth a hit of $10 a week VAZ

    3 months bond ?

in the ACT 4 weeks rent is the limit for a bond  and they want to tighten the laws down here because the tenants have it so hard!!!

    Tax ruling on depreciation

Another depreciation Q (it is getting to THAT time of year) I know that carpet is depreciated over n years (10 I think). Does anyone know how I would go about getting a 'private' ruling on an IP that is being let to a tenant who runs 'family day care' in the IP so that I can claim the carpet...

    Quantity Surveyor required in ACT

Hi All, Anyone know of a 'decent' quantity surveyor in the ACT? I have used Herron Todd White in the past on my investment unit (only because they had done all the 'common' areas previously) and it took them over 6 weeks to deliver the report! I have just purchased a house (my second IP)...

Repairs where there are long term tenants and other problems

Raddles, My wife manages a dozen or so 'fully managed' units in the ACT and getting service on any sort of appliance is a struggle at the moment. 1 month wait seems about par these days, but it will get worse! When they do give you a day when they can come out they will give you a 4 hour...

Funny things we found in a house we bought

Wylie, This isn't as rare as you think. In fact 'the Reno kings' do this very thing and are proud of it - they even brag about their quickest paint job (I think it's 6 hours for a full interior). They use a spray gun!!! Of course they are looking for a quick sell - not a renovation for living in!

Negotiating when listed with a price range?

Guy's This is a well known 'trick' that REA's use. They want the top price (obvious) but have either had trouble getting people interested at that price or think the vendor is asking too much. The lower price 'attracts' those who can't afford the high price but who could be 'persuaded' to...

    Holiday rentals

I'm looking at a unit in a complex of 3 on the south coast NSW. I'm looking at weekly/long W/E rates and am willing to do lots of the advertising/promoting myself. I would look initially at a local manager (REA), but may have my folks there soon to manage/mow lawns/handyman etc. A better...

How does Leasehold work in the ACT?

Brizza, I'll try to answer some/all of your questions here with my limited knowledge (I have 2 IP's and my PPOR in the ACT) Yes all land is leasehold (unless you're a govt department buying here!) I believe the ACT has always been leasehold and will remain so for MANY years to come...

    Invest Clubs/Groups in the ACT

OK, So it sounds like we might have enough interest here for an informal get together in the near future. Does anyone want to suggest a time/date/location? If we're pushed for a location and we're not 12+ people I'd be happy to meet at my place. Maybe suggestions for a V informal agenda...
