    Back in the 90s the rent was 10% + now its 5 or less in melbourne the times when rents go up is when interest rates go up and people slow buying there own houses so rental demand goes up. Be conservative in your plan and then you can only get a nice suprise.

    ring council and tell them you need to contact the owner at ???? as they need to fix a fence ect. then ring the owner and ask them if they have any plans or are willing to sell its the best way to get a true idea of there intentions and the council due to privercy regs will not want to give...

    zoning can be changed by council but i have never heard of camping only zoning which state is it in? try the land office web site in that state EG http://www.doi.vic.gov.au/ and see what that tells you

    Bleach but if your renting I would get the landlord to get it cleaned as there would be an underlying problem with ventaltion. and if you use bleach dont let it get on the carpet ect or it will be stuffed.

    you say she is a student how did she get the place? was it for a uni notice bord if so there is no law on accomadtion from a uni. here it only has to have come from a uni but not from say share accomation then you must go by rooming house rules.

    As youdont own the property yet (due to privacy) to ask councl you will need a letter from the owner to look at the plans and then you will soon find out if its got a permit or not.

    well for me to get a positive cash flow in melbourne I buy big 5+ bedroom houses and turn them into rooming houses to get a gross return of over 12% to get good returns you must improve the property and do it diferent to others. and run it like a business.

    I agree with both Bundy64 & Brains but it takes you life to build a business where property is fun and a goood form of retirement for less problems but you must still build it and run it like a business to get a return.

    warning old electrical wiring

    WHITT thanks but its to late I got one last november my electrician told me never buy a house with the old ceramic fuses as this type of house will need a rewire so take into account 5k for a rewire.
