    Claiming too much tax? (neg.)

If you do get down that low, it is beneficial for more than the reasons set out above in that if you are then entitled to a reduction in the medicare levy (not surcharge) or exempt from it for low weekly family income, you do not have to pay any: HELP debt; Student Loan (forget the acronym)...

    Finding previous 'passed in' price?

Sorry, I should add that if you ask the agent, and they give you the passed in price, you can then ask if it was a vendor's bid. The REA will then have to tell you the amount of the vendors bid and the previous bid.

    Finding previous 'passed in' price?

If the same agent is selling now, the REA is legally bound to tell you the passed in price. So just ask or get someone to phone the agent for you to find out. If it is not the same agent, and the property was taken off the market, then i doubt that rule would apply. Regardless, I would...

Fears of falling house prices - SMH

Agreed Shadow. Funny thing is (on a side note), I just realised I have been banned by GHPC as well! I dont remember saying anything worthy of getting banned, other than not agreeing! Oh well, I guess they just want members who kiss each others a***! I really feel sorry for them though...

    US housing prices

errrr. Wrong. Just released: "The median national home price declined 6.1 percent from a year ago to $215,100." The massive crash in the US we keep hearing about is a measly 6.1%. No problems in Aus.:)

Ppty valuation for CGT purposes ...

You can approach it in 2 ways: 1. Get a valuation; 2. Rely on time as an IP / PPoR For 2., if you hold the property for say 10 years, and it is a PPoR for 8 and a IP for 2 (not considering any exemptions for the moment), then the CG will be (Sale Price) subtract (Purchase Price + Cost...

    Renting off of own company.....

Something I want to do is probably the opposite of that. My wife has and IP in her name and she earns no income (it was our original PPoR. The property is rented and currently cash flow neutral. I have a business and would like to reduce tax liability and need a high exposure property for...

    Cost to Polish Floorboards

Hi all, I need to polish the floorboards in one of my IPs when the lease is up in 6 weeks. They look like they need it and it will add value - nicer floorboards always do. I have never done this before and so looking for some examples on what type of price others have paid to get this...

    Fixed Repayments

The single biggest difference is that you will make 26 fortnightly payments rather than 12 monthly payments (ie extra payment or two). Whilst you also get the monthly interest saving (abliet small) effectivly you make an extra payment or two paying fortnightly and so pay down the loan quicker...

Adelaide - Semaphore, Port Adelaide Area

Putting aside rents for the moment, Semaphore Park looks ripe for the picking on that analysis - $120 - $200k cheaper than Semaphore South and Semaphore and only $400k median. Interesting to note the increase at nearby Birkenhead - a little less well positioned but 46% increase in 12 months...

Would you buy in the Port Adelaide / Semaphore Area

I would, and (even though I have relocated to Melbourne) would love to increase my portfolio here with IP number 4. If you would, for what reasons? What do you think will be the effect on prices and yields as a result of those reasons? If not, why not? Suburbs are: Semaphore, Semaphore...

Adelaide - Semaphore, Port Adelaide Area

Hi All, We all know this area has been the subject of huge capital growth over the last few years with the Port Redevelopment, Defence Contracts etc etc, close to beach, river, cafes, semaphore road etc. Next year the defence workers will be relocating to the area (up to 2000) and so...
