Deluge of mail for previous tenants from sherrifs, solicitors etc

How do you know the content of the letters? Did you open them? I'm pretty sure it's not legal and could get you in trouble

How much do you think an outdoor cinema will add?

I was just trying to keep the costs very low as I think it will be used half a dozen times only. It's more for the kids. They're 8 and 2 so I don't think they will care for the surround sound :). I partially lost the hearing in my left ear in a motorcycle accident years ago, so surround sound...

How much do you think an outdoor cinema will add?

I don't think it will add anything, but if you are selling right now it might appeal a bit more. Maybe in an auction. I love the idea though and since I'm renovating my backyard I'll try to squeeze it into my budget. I sourced the equipment. I don't care for 3d though and I have I few bits...

Is global warming making pools more desirable?

I know global warming hasn't been proved and it's just a theory. Anyhow my personal feeling is that it's been hotter than it was years ago and my children will enjoy the pool for many years. Only time will tell :) On a side note, why did this thread get so much hostility from some people...

    Nice! Pity you missed out.

Is global warming making pools more desirable?

Yes, I know. We have no intention to sell in the next 15 years anyway. That's when the kids will be adults and will be kicked out the house :D. When I say " add value", I mean more in an equity extraction way.

Is global warming making pools more desirable?

You just described my PPOR after the backyard renovation :) We hope we will have a wow factor.

Is global warming making pools more desirable?

They are not so common. I'd say only 10% of the dwellings in the region have pools. That's only my observation and not an official statistic anyway.

Is global warming making pools more desirable?

Hi all, I'm building a pool in my PPOR in Brisbane outskirts. Although it is a purely lifestyle decision and after reading several articles that agree pools don't add value to properties, I went to re.com.au and noticed that houses with pools are listed significantly higher than similar...

Terri Scheer - Caution From My Claim

I've never had a claim for any of my 2 IPs, so I can't contribute on that. However I have Allianz LL insurance for both of them (QLD). When I did the quote online, the LL insurance premium including building cover came slightly cheaper than just the building insurance. In my case I'm actually...

Free rent due to roof leak?

If it's not claimable I'd try to split in the middle. 1 week and written apologies should do.

Do you have a Solar system on your investment Property?

It definitely sounds interesting, but I don't think it would be legal. Even if it's legal now, I question if it will be for long after it becomes popular amongst LLs.

Do you have a Solar system on your investment Property?

And now we're all doomed to be sucked into your infinite mass hole!

Do you have a Solar system on your investment Property?

It sounds risky. Unless the property already had the solar power system when you bought it, it's a big outlay + regular service and maintenance. The return would totally dependent on how your tenant uses it (i.e. if tenant uses an aircon all day during sun hours then you have no return)...

    your PM increased its fees

I think in Russel's case he charges flat fees, but that's, of course, his chosen business model and not the most common one.

Nephew feeds birds(cockies and kookies) on strata balcony

I share the opinion that if he loves the birds he shouldn't be feeding them, but I believe the worst in this story is the fact that he asked for the proof and when it was presented he felt humiliated. Well, if you are doing nothing wrong you should fear nothing, but, by asking for proof, I...

Cash flow positive properties. Where do Dymphna & Helen Collier properties recommend

I remember a 6 or 7 years old 4x2x2 selling for 265K rented at 335. A friend of mine inspected a similar one the other day. offered 280K. The rea told him they won't accept less than 305K.

Illegal to raise rent because of pets?

I think your agent means the illegal bit is saying you want more money because they have pets. Asking for more money without saying anything is not an issue. You don't need to tell them you're raising because of the pets. They're offering less than you're asking anyway, so if you want to meet...
