    Well Hello again!

No probs. Hey Jigglypuff - another point to add on to my reply. Let's do a comparison and suppose for a minute I get to hang on to exactly what I've got now. Fast forward another 7-10 yrs. Let's suppose for a minute that all the property historians are right, and property doubles 7-10...

    Well Hello again!

Good question! finger in the air. probably around the 200K mark. Purchased at 150,000 (deposit 30k). Price today around $350,000 So if it was all I had, and I sold it now, I'd be about 200K mark. Remember that I put in 30K? well if I took that away, I would have 170K of growth...

    Well Hello again!

Hi there. Some of you might remember me. :) I've been here, was posting a lot & asking billions of questions early on. Now, Lurking in occasionally. Thought I'd jump out from the spare room and say hi again! My story in a nutshell? I started buying property with my PPOR in 2001 (now sold)...

    rents falling Vic Pt QLD?

Thanks for that - rents have dropped. yes, rents have definitely dropped in Vic Point. So that's a given. As far as keeping the PM on board - NO GO. As soon as they've responded and bring the property back to standard I will be seeking other agencies. I now have a list to ring on...

Thanks for the replies. Thanks guys. Seems I'm not the only one seeing this trend. Bugger eh? Re-adjust the figures and get on with it I guess. And hey - BigTone - thanks mate. I do appreciate it when people give feedback. Third time I've been challenged in a month, I am starting to...

    rents falling Vic Pt QLD?

Yep. It's been a while since I looked at the goals on the bottom of the thread. That's the second time in the last month someone's booted me up the bum to get active! thanks Bigtone! I just started reading a thread in which you were 'hotspotting'. Interesting reading. Quite...

    rents falling Vic Pt QLD?

Hi there. Has anyone noticed rents falling? For example in Victoria Point QLD? I've had the PM say: "No interest - drop the rent". a bit of a nuisance really. On the other hand: What are good PM's in Victoria Point? :)

    QLD Land title fee 7900

this morning I checked the balances and one of my loan accounts was charged a "QLD Land Title fee 7900" for about $2900. Given I haven't purchased a house / land for about 3 years or refinanced in that time - any one got any idea what this is? I called the bank - they pointed the finger at...

    Smoke Alarms In Qld

Reading through.. I decided to go with SmokeAlaramSystems as well. I've read a bit of the legislation, and for $75 I think it's worth it. Too many preventable deaths by fire could be fixed by having working smoke alarms. So, the rent has to go up $5 a week to cover. ;)

    Tenants report problem with HWS

hang on a minute.... I've just had the $50 "plumber check" guy. Could it be that they are complaining that the water flow is not as fast now that it's water saving?? :) Given it's winter and all. Will ask the PM to do some basic checks through the tenants and monitor the situation. I...

    Tenants report problem with HWS

Hi there. My tenants at one property are reporting an issue with Hot water System. They say they are not getting very much hot water out of it before it turns cold.. I've seen it - it's not huge. It's an electric one, stands about waist height - 1200 or so? I suspect it might be...

65% of all IP's are older than 40 years ?

Hmm. When you take into account that the large majority of these ATO on the books 'landlords' only have 1 property, and they fall into it by accident, and may only hold it for a short time - this could make sense. EG. Grandma dies and leaves the house. It's too emotional to sell it so they...

    it's raining in North Bris!

Raining again! which is fantastic, cause I emptied out my 3000L water tank, cleaned out all the silt, and concreted underneath on Friday. The crusher dust was washing away and causing angst - settling the tank right in, and making a mess - weeds etc. It's got a nice neat concrete slab...

    Fixing Leaky Sheds.

Bondcrete. I just quoted up some bondcrete from the Bunnings. Apparently it is diluted down, and just rolled on. When it is still tacky, you put the cement mixture on top. So, off to Bunnings sometime this week for a 4L can o' this @ $46. Bondcrete for concrete floor topping over 6mm...

    Fixing Leaky Sheds.

thanks You mean like this: http://www.homebaseexpo.com.au/building/harrys_hints/articles/concrete-toppings.html It recommends just using Sand & concrete - no gravel/aggregate. But I am getting gravel / aggregate in one big serving from hte landscape supplier. Take the tip about the...

    Fixing Leaky Sheds.

More rain! OK - I've had a gutful now. The sheds filled up again over the last couple of days. I've ordered the cement and concrete blend. At the same time I am going to empty out my now brimming 3000L water tank and move it, and concrete under it. It has crusher dust at the moment - full...

    Fixing Leaky Sheds.

Hi there. Currently I have 2 3x3 tin sheds on slabs in my back yard. Neither of the slabs was "properly" poured - ie with a stepped up piece for the inside of the shed to stop water seeping under the sides. Currently when it rains the water seeps under the sides of the shed, and then...

    Cat "Removal"

sick cat That is a cat, but it is a very sick cat. We used to have one that did that as well in our yard. Horrible mangy black thing with cr@p all on it's moulting fur. Nearly dead but still managed to drag itself into our yard, have a dump and then out again. Eventually it died a slow...
