    REWARD!!!!! For New Company Name

How about "Clockwork Property" or "Precision Property Investments" - fine tuning your property investments. "Clockwork" might scare tenants who have seen Kubrick's movies though! Good Luck!

Love Google Earth: Great for checking out properties

Looks great for searches in Sydney. I found that for Adelaide there is no satellite imagery, but just maps, so I guess they haven't provided it for every city (yet?). Great tool though, I hope they increase their coverage in the near future!

    What do we do now?!

Could a Trust that you control buy the property, or perhaps a Company as trustee for your trust? Might be something worth looking into. Cheers

Offset account and deductability of interest

Thanks for the responses guys. My concern was how the ATO would look at it from this point of view: 1) Put 10K from Offset into loan acct. 2) Redraw 10K from Home Loan (either split or directly) -If I put the money in and redrew it again right away, would the ato suggest that I'm just...

Offset account and deductability of interest

I have an Offset against my homeloan and am thinking of investing firstly in a Managed Fund, and down the track, in Property. I could either take the money straight out of the Offset account; or pay it into my homeloan, and then redraw it, effectively leveraging my funds (though it would seem...

    LOC->"offsetting" and "Offset"

I'm not sure if this will help, but going back to the very start, and why an offset is used on a principal place of residence in the first place. I'm not sure if you understand, forgive me if I'm wrong, but it might make the whole thing a bit clearer...I hope. Someone owns a principal place...

    Painting - cutting in properly.

I recently used the pad with rollers to do my walls, and found it ok with a bit of practice. The trick is to paint onto the pad with a brush (not too much), don't go dipping it into the paint! Make sure the roller wheels aren't too far from the pad surface, or they won't roll properly on the...

Best credit card for Overseas transactions (lowest currency conversion fee)

It seems Adelaide Bank's is 2% instead of Nil as per sheet. I think I'll just stick with what I've got (Woolworths Ezy M/C). Kind of on the same subject; what do people find best when o-seas in Europe (UK and "Euro" countries)? Pay everything on Credit Card where possible, and use the...

    Where / How to start?

Hi tmesic, Is your IP loan Interest Only? If it's P&I, you could lower your repayments by going IO on it, freeing up some more cash to put into your O/Occ property (at least until your O/Occ is paid off, and maybe for longer if you plan to do more investing). Cheers, Martin

    Valuer - Adelaide

Hi Wazza, We had Kelly Nuske, Cert. Pract. Valuer, speak at the last AREIG meeting, and she seemed very genuine and knowledgeable. She focuses on Residential Property in the outer Northern Suburbs I believe, but there's a good chance she could refer you to someone. Here are her contact...

"Asset Protection Made Simple" Has anyone bought this?

Hi all, I saw this for sale in the latest API mag (Jan.) in the Business Mall ad at the back. It is an Audio CD + booklet by Robert Balanda, a solicitor I believe, who also wrote an article on asset protection in the same issue. I was wondering if anyone had bought it, and what they...

    Adelaide conveyancer lawyer

Hi Catwoman, Expect it to cost from about $350 to $450, plust GST for a house. Good idea to get the quote as it seems pretty competitive. I was referred to one by the REA, who would have charged me $450+GST if I hadn't phoned him up to also get a quote which came in at $350. As it...
