Caroline Springs and related PPOR questions

Respectfully but completely disagree with respect CS not being a good investment. Capital growth has been very good, and rental yields for Melbourne are above average. Its been a very good investment, and is likely to continue to be so.

Will Brisbane outperform Sydney over the next 12 months?

See_Change, Confident? Apologies if you've opined on the underpinning reasons elsewhere in the forum, but can I ask you to elaborate on your view? You were prescient with respect Sydney, hence some details on your Brisbane growth viewpoint would be most appreciated. Thanks Greg

    Where are the degentrifying suburbs?

Concur BFT. The poster had been so disparaging of western Melbourne and in particular Caroline Springs that I naturally presumed he was resident in one of the traditionally accepted pre-eminent suburbs (eg. Glen Iris, Hawthorn et al). When he mentioned Berwick .... well, words fail me ....

    Ellenbrook 1x1s

VaSSagO, Do I infer that not only do you receive NRAS credits for the 4 properties, you also have instant equity of (320,000-262,000) = 58k per property? Hence, 4 of these resulted in 232k instant equity, less any ancillary costs? Can you please confirm? Cheers Greg
