    Doncaster / Schools

Ok, should have made it clearer - they were commuting by bus, aiming to get to work by 8-30AM. Point Cook has a train station - and is much, much easier to get to and from CBD during weekdays by train.

re:- good tax accountant in perth

Same here - we are a couple, both PAYE employees, have 1 IP and some shares/managed fund investments. Last return was 180$+GST per head. I'd say ditch your account as anything above 300$ is way too much for what they need to do.

    Doncaster / Schools

Have no kids so can't comment on the schools - but worked at one point last year with 2 blokes who both happened to live in Doncaster, and boy did they have it tough getting to work (we were based just off Spencer St in CBD). On average it seemed to take them 1.2-1.5 hrs on a good summer day...

Aussie expat - how to claim depreciation with no taxable income in Australia?

Here is the thing - property is almost cash-neutral after interest+body corporate fees. The depressiation allowance for this year is close to 12k - meaning I would have got some 5K tax refund which is a nice little earner. Would hate to see 5K dissapearing from my balance sheet just like this;)

Aussie expat - how to claim depreciation with no taxable income in Australia?

Well in my case it is a PPOR so there will be to CG as I will keep it for less than 6 years - so it is silly not to claim depreciation!

Aussie expat - how to claim depreciation with no taxable income in Australia?

Thank you all for the comments. Just to clarify - my accountant says that I will be considered a resident for taxation purposes in FY 2009-10. He also says that I shall be able to carry over the "unrealized" depreciation losses for the period of up to 3 years. I, however, sense a degree of...

Aussie expat - how to claim depreciation with no taxable income in Australia?

Thanks for the tip - much appreciated. Do you know how long can I accumulate my un-claimed deductions for? Say if I decide to stay in NY for more than 1 year and return to Oz in two years time, would I be able to claim the deductions for the whole 2 fin years in my first tax return upon my...

Aussie expat - how to claim depreciation with no taxable income in Australia?

G'day all Here is a question to those of you in the know: I have got an expatriate gig in NY for a year or two with the United Nations. One of the attractions of the offer was a tax-free salary as there is no tax payable on UN earrings in most countries, including Australia. I have a...

PPOR as IP -- Depreciattion and CGT

Hi all, I have been thinking about turning my PPOR into IP and have been reading up on advantages, disadvantages and complications that may arise from this in the future. There is one question that I have not been able to find as answer for, neither on this forum not in any of my IP investing...

Urgently requiring properties to meet demand !!!!!

I see now, Empire -- it clarifies things a little but I'd join Ausprop in saying that if they can't afford to pay 100$ more a week to get their own place, I'd be doubtful in their ability to afford paying (any) rent long term. Not sure of your business model but keeping in mind the traditional...

Urgently requiring properties to meet demand !!!!!

Don’t mean to sound negative, but I am not too sure any of these "Today Tonight" inspired "people sleeping on the streets due to rental crisis" type of stories are reflective of anything that is going on with the rental market in Melbourne - or at least the innner South-East part of it -- at the...

Negotiating with agencies -- letting fees, up-front rent payments etc.

Hi Jodie, Which insurance provider are you using? I was recommended Terri Scheer Insurance and they clearly say that cover only agent-managed properties.

Negotiating with agencies -- letting fees, up-front rent payments etc.

Hi all, As I am just about to rent my first IP out for the first time and I wanted to see what more experienced people can advise in terms of negotiations with Property Managers. I will be able to source the tenant on my own but still wanting an agency to manage the property on my behalf...

    Property Managers in Glen Hunly

Hi all, I bought a two bedroom apartment in Glen Huntly/Esprit complex and will be renting it out in a few weeks time (doing some quick renos there at the moment). This is my first IP and I would like to make sure I get a decent PM to manage it. There are two agents there (Woodards and...
