    St Albans

I think previous posters have hit the nail on the head. From experience bad drug problems(junkies). But as most suburbs it may eventually change. Dont hold your breath!

My search for land to subdivide

Subdivision Bigger is not always better. We are currently embarking on a 3 lot subdivision and through research found that buyers prefer a smaller subdivision rather than a multi-unit site. Sometimes a dual occ or triple has greater appeal than say an 6 or 8 unit site Just my 2 cents.

Subdividing Corner Block Glen Eira VIC

Dual Occ Subdivision ChandraOjHa, You have made the classic mistake of believing you can do it all yourself. While you think you are saving money by doing it yourself it will cost you in the long run. Unless you have a good understanding of the Planning Overlays and the implications then you...

The sub-divison process in Preston Vic?

Preston Subdivision For subdivision info get on to Darebin Council website or State Gov DSE website. Your block will be covered by a general planning overlay and then there may be a specific area the covers your block. Then you know what is possible.

Would you be buying in Mining towns currently?

Mining Town Purchases Never buy for capital growth in a single industry town. Look at Ravensthorpe - shut down in a hearbeat. BHP were having trouble getting workers in Roxby Downs as property prices were through the roof, so what did they do they trucked in some accommodation. Australian...

    New development Coburg!?

Coburg Good or Bad Re Coburg posts: As long standing resident I'd have to say the Melville Road area is good as right accross the way Coonan's Hill prices are stratospheric. Melville/Moreland Road area has access to trams (No 55) Trains, Sydney Road trams, Bus to Ivanhoe/Essendon...

    Our roof restoration nightmare (Brisbane)

Old Roof Generally speaking old terracotta roofs only need repointing and replacement of broken tiles. An industry of fly by nighters has operned up where they prey on peoples need for the roof to look good. However if you asked your next dinner party guest what your roof was made of 9 out of...

    Bank lending

5% Deposit In a word - No. At that stage very few lenders would have gone 5%. You have obviously gone through a non conforming lender but thats ok.

    Capitalising interest...

PPOR & Tax I suggest you pay some money for some good tax advice as you appear not to understand the basic premise underwhich the ATO operate. Expecting free advice from a forum like this is a little disingenuous. Pay for good advice and dont expect to get it for free. The forum is to discuss...

Dishwasher Dilemma Get a damaged or runout model - some people want the latest and greatest we bought a bosch for PPOR for around $700 and the only difference between that and the next model ($1300) was a temp display(so what). $600 saved! Some people want the latest just get the cheapest with...

    Mortage Insurance

Mortgage Insurance The insurers rule the roost no correspondence enterered into - generally if they knock it back tough biscuits. The lenders accept it, as it is LMI - lenders mortgage insurance and is there to protect the lender and not the borrower(you). Better going with a non-conforming...

Buying a cheap studio in unilodge, broadway, sydney, too good to be true?!

Risk v Return I'm in the mortgage broking business and the lenders are well aware of the risks hence low LVR's. Second/Third tier lenders will accommodate you as long as you can repay and BTW you be charge premium interest . However the catch at the end is sale time. In Melbourne there is a, as...

Section 32 Easement Question - inside drainage boundary

Building Over Easement You build over the easement at your risk. I have built a (light weight)structure over an easement. As I previously asked MW(In another case) and basically the response was if you go ahead and MW needs access then up she comes. I would check around for access points in...

Anyone into John Fitzgeralds stuff ?

Which Way To Proceed Agree with Rob Williams you really need to find a stratedgy and risk profile that suits your needs. After you have been to a number of seminars a lot of stuff is getting recycled. As Alfred Hitchcock said " there are only three original ideas". I have made a solemn...

Question about referral fees for the real estate agents??

Commissions In Victoria you would need to disclose payments as an REA to 3rd parties. IE commission splitting. I also wonder about the ethics of an agent that perhaps does not disclose this situation. I'd also be wary of the Trade Practices Act if I were the agent and is not disclosing. Bottom...
