Minto's got nothing=Zero going for it. I'd go for Ambarvale hands down. There are some nice properties out there. I'm actually thinking of selling one of my IP's in Manly West(QLD) and buying in Ambarvale. CG might not be the best... but will finance another purchase with the rent return..

LL insurance
Mate I reckon youre pretty right. The excess is high because of the high turn over of residents on short term basis which for the insurer increases the risk of claims.The management takes the money upfront dont they? for short stay?

I've probably got exactly the same set up as you Rob. LOC with Comm bank/Colonial with transactional account (streamline) where WBA and comm bank take there money out. Got 2 IP's with the same set up, no probs..
Next move
I'm seriously thinking about looking for a highly CF+ IP that could cover the holding costs of the 2 I bought.Now this would most probably mean next to no CG but if the end result is CF neutral or close to, I would be happy....
I'm just about to sign up with Westpac again for LL insurance plus because ive got the prof package with them i get $100 discount on excess.I think this even beats Terry Scheer. Plus you can pay by the month..
