    Adding value to house

costs etc I'm no veteren reno'r, and I guess I can only give my experience (limited!) to your costs, but here goes, and hope it helps a little. COMMENTS 1. Renovating both bathrooms (keep it simple, buy cheap fittings on ebay, have professionally installed (if only straight replacement...

    Queenslander relocation and residential subdivision

gee the banks are taking their sweet merry time - considering the money they'll make from your deal! The power co took about a month to get their offer to me (and I'm a two lot subdivide) - so will be interested to hear how that goes! SOUNDS FANTASTIC tho, I have to say, you are a project...

    Kitchens

depends what you mean by "budget". I bought mine from IKEA, cost me $5K, would have been easy over $10K if custom & installed. It was annoying installing it tho. There are other flat pack kitchen people on the net too.

(pic) Should I bother doing the kitchen?

yeah a cheap new stainless steel cooker would help heaps, but I can't see how any other upgrade would add any real value. Everyone has different taste too! It looks fine to me, and I like the idea of a good 2nd hand one, maybe scratch/dent kind, never used. good luck!

    Costs of subdivision

get a surveyor's advice. I thought my stormwater would cost me about $2k, it ended up costing me $20K. There are just some things you can't anticipate as a novice. Get advice to try and limit bad surprises, good luck. (PS def get builders quote for complete build price, x 2 plus cost of...

    My Subdivision Diary

comments hi again re: Subdivide the land prior building the rear unit (I did that) - Connect electricity, water, gas, sewage, stormwater etc. (you don't have to connect all these, only stormwater (council), sewer (water co) and power (power co). gas & phone can be done later. -...

Bathroom Renovation - Advice & ideas

to be honest, the way you describe the rest of the house, I think this bathroom is quite nice. I'd get a real estate agent to tell you if the $2K is worth spending. Get nice big fluffy white towels, scented soap bowls and spend the rest on a holiday!!! that's what I'd do!

My small development journey so far..

builders hi rof, I think it is so important to do research (ie. get lots of quotes) before you decide on anything "property". The money involved is huge, and mistakes are easily made by novice investors. I suggest you talk to building companies, and maybe another builder to see exactly what...

My small development journey so far..

hi rof, I'd get another land surveyor to give you a quote, some of the fees seem to double up a bit. ALSO, if you are going to get it build by large building co, then approach them to handle the land surveying/town planning requirements, they may do it a bit cheaper, then it's handled by the...

Is $200/hour expensive for travel time?

I feel for you, often services like these (engineers, lawyers) really tally up bills with what I call "fat" simply because they can. It's a prudent developer (business person) to forsee these traps and try to avoid them, having said that, new traps are set all the time. If it were me, I'd pay...

Cost to pump stormwater to road????

Cost to pump stormwater to road????

well devank, I'm keen to hear from my engineer (hopefully today) with more insight as to what has to be done. THanx so much for your breakdown because now I have a place to work from. Obviously the large cost to you was the dig/trench thing - I'm praying I don't have to do that one!! thanx...

Cost to pump stormwater to road????

hi guys, yeah it is a dual occ, although they both have street frontage because it has a wide frontage. I can't really afford to build the 2nd home b4 dividing, I'm counting on the sale from the first home to fund the build of the 2nd. Nice idea to consider in future tho...
