Thanks for the responses guys.
Is there a thread anywhere on here with a list of brokers who service NSW?
I'm under the impression that there would be some sort of rules against directly "promoting services" on these forums.
Or could anyone suggest who I can speak to in NSW, South...
Hey everyone,
This may be a bit of a silly question, but how does one choose a broker?
Other than referrals, are there any specific characteristics I should be looking for? As even going to someone that has been referred to you may be a bad option.
Definitely need to make some of these comparisons and go from there, I just know that Stamp Duty can make a difference on the purchase and you don't really know how much of a saving your making until you actually find the property you are going to buy. If that makes sense.
That thought of staying closer in Sydney whilst still "living" in the purchased property was an idea that I threw around quite a bit, until a couple of friends who did the same thing got caught out and had to go through a whole heap of time wasting problems to get it sorted out, so i've decided...
Thanks for the responses guys.
Just to make sure I understand what has been said. Sorry if it is just a re-iteration.
If I purchase an IP (and the FHOG remain as is in the future):
1. I am still eligible to receive the $7K for purchase of a PPoR in the future.
2. I will (or may) lose the...
Hi All,
Just wanted to get people's feedback or thoughts on a little conundrum I have at the moment.
I currently live in Sydney and am looking at purchasing an IP.
As I work in the Sydney CBD my original idea was to buy within Sydney, live there for a period of time (more than 6 months)...
Just curiously though. One of the comments on the article from today stated that "Investors are sitting on the sidelines".
Anybody in the industry actually seeing that? or is the media just taking guesses like they usually do?
Say I were to follow in the footsteps of these guys and purchase a property to live in with the intent to use it as an IP after 6 months and get tradies to fix up the property whilst im living in it, would I still be able to claim this as some sort of deduction? (that is if your allowed to claim...
Hi Guys,
Just talking to a mate regarding a way to structure a loan.
He told me that some instituations allow you to setup an Interest Only loan with a 100% Off-Set account whereby the money in the offset reduces the Principle, thus reducing your repayments.
Does one know which...
Just read in the news.com.au that KRUDD has come out again and said it was just "insider's talk"
I think we need another party to lead Australia, both the LIBS and LABOUR are absolutely useless.
the Australian Somersofters Party perhaps? :)
How would the banks see it if I have no "savings", due to me using the money to pay off a loan?
But am going to be getting the 20% of the purchase from a family member.
this would be an issue the purchasers would have to resolve right?
Sorry for the silly questions but I just want to be hundred percent sure before i kick this off.
Hi Guys,
Just wondering, is it possible to sell a property with the terms to Settle in say 6 months time?
How will this affect someone who is buying the property and wants to use the First Home Owners Grant?
The situation behind this is:
My mother would like to sell her IP but her...
KRUDD has confirmed no extension to the First Home Owners grant.

Finally we're going to be back to a buyers market :)
Does this not defeat the purpose of having an offset account? I mean aren't they supposed to provide the ability to redraw the money if required?
If you are paying the money directly into the loan why would you need the offset account in the first place?
Please correct me if i'm seeing...
Peter,
By the supply side, do you mean that because of tightened credit, there will be less development thus keeping prices stable?
I know this kind of contradicts what I previously wrote, but again thats my understanding...
