re:- good tax accountant in perth

The company I work for would charge less than $180 for a return like that. Pretty basic really, no need to be forking out $715!!!

My Accountant took over six weeks to prepare my tax ??

If you think your return was so easy to prepare why didn't you follow it up weeks ago? Our office would complete a sole trader return in a couple of hours providing all the information was there. A week tops if we're busy.

    who does there own tax?

Are you claiming the mortage, elecricity expenses, etc on a room size basis? ie. if the room you are using as a home office is 10% of the floor plan is that what you're claiming in expenses? If so I think the CGT is calculated based on that percentage. Also, keep in mind you shouldn't be...

What accounts does the ATO check for income?

How hard is it to pop onto your internet banking to get your interest for the year? Most of them will give you an end of financial year total.

What accounts does the ATO check for income?

Yup had one the other day. Checked his info on the Portal while he popped out to get his bank details and low and behold $6000 of undeclared Centrelink income. I just tell clients that the ATO knows EVERYTHING so don't bother trying to pull a swifty. :)

    Who pays for gardening?

I pay a lawnmower guy $12.50 to mow the patch in my IP courtyard every 6 weeks. Happy to absorb this expense. :p Just hope the tenant is watering the 2 potted yuccas!

Either the company, the trust or the individual can claim, not both. Otherwise you are just double dipping. Didn't know you were ever allowed to do this?? :o

Hi Minx, You are correct, claim the repairs (replacing broken pan) and depreciate the improvements (changing to dual flush). :)

    Management Fees

I found that the fee they charged was pretty standard here in Perth. Actually I only came across one that was significantly cheaper but seemed dodgy, crappy website, poor response times etc. Anyways I ended up listing it for $30 p/w more than they recommended and got a tenant within a week...

Making IP pretty before moving in!

You have until the end of the financial year in which the house ceased being used for income producing purposes to do repairs. :) http://www.ato.gov.au/content/downloads/IND00133187n17290608.pdf Page 12, Example 12.

    IP to become PPOR

http://www.ato.gov.au/content/downloads/IND00133187n17290608.pdf Check out Example 12 on Page 12. Basically, as long as you do the REPAIRS (related to when the property was tenanted) before the end of the financial year in that it ceases to be a rental property, you should be fine.

    Higher Rates for IP's

Is this true for all states? Rates being higher for IP vs. PPOR I mean. A little presumptuous of them to class your PPOR as an IP simply because you have your mail sent elsewhere. Must be more to it than that surely...

Mould in IP - Tenants want landlord to pay for cleaner

The tenant that lived in my unit before I purchased it never turned the exhaust fan on in the bathroom and the ceiling was absolutely covered in mould (why is there no spew-face emoticon??). I'm pretty sure she had part of her bond withheld to fix this but it was obviously her fault. In this...
