    Repairs & Maintenance without receipts....

    I am going to have some repairs, maintenance and painting done on the IP before a set of tenants moves in. The guy I will be using to do the work does not issue receipts, not because his work is not good (friend of a friend) but I am guessing that cash is better in his particular situation...

    Running costs vs rental income

    I must have been bored the other day but I worked out the running costs of my IP's against the rental income (not including interest payments). They were all 31 - 32% So.....Is there a magic number that people look for in an IP? Do people even consider this before buying? Ash
