    In Victoria, it's standard to fill out a Contract of Sale form when making the first offer. However, if the agent comes back with a higher figure, are you suppose to fill out the Contract of Sale form again (with new offer) and resubmit, or do you usually now just counteroffer by email/verbal?

    I note in the Victorian Contract of Sale document, there's a section under "subject to loan" about the "approval date". Is that the expected date where should hear back from our lender? How long would that usually take? (We've already received pre-approval if that helps).

    To say paying board relates to good budgeting skills is a joke. Unless it's a money issue as some have pointed out (eg. eating too much, using too much electricity, etc) then that's another story altogether. You can have children paying a fixed board every week, but that doesn't stop them...

    Old/abandoned cars on the street, shoes hanging off powerlines, stray animals, litter all over the neighborhood, graffiti on neighbours' fences, woolies trolleys abandoned, skid marks from car burnouts on the road, some random hobo asking for a dollar for food, etc, etc
