Nick, have you made any progress on this? I was wondering the same thing myself - moreso for the future if we want to convert the dining area into a study/3rd bedroom (it has a window, is of bedroom dimensions)

yeah this will hurt the small banks more. with abolishment of DEF, smaller lenders have to adjust rates higher to compensate for the higher DEF they have compared to the banks .'. they are less competitive with banks, lose market share and the cycle continues...

from the looks of the chart, it median sell stops at around march 2010 - so not sure how you can say it does/doesnt support a dip in prices 6 months later?

12 months is a long time without a change :) my bet is +0.25, although i also wouldnt be surprised if they dont move till they have inflation figures at end of month

could just be the secretary's job to spam the listings elsewhere, and he/she is not all that bright

i get annoyed by the same thing, but just end up skipping those listings as if they didnt exist (if there was one that was extremely good value, then id bother ringing up, but that hasnt happened as yet) some listings do show the property on the map

sorry, misread your post. yeah 2km is walkable. 43 pank sold today at auction for 385, which would probably have decent yields as IP with the granny flat (althought not sure its self contained with shower/toilet etc).
