How did you finance the deal if I may ask? Price growth in various suburbs in Jakarta doesn't seem to be to be weakening. Lots of speculative plays by the locals developing gated townhouses.

    South East Asia

Does anyone have any experience/stories investing in the ASEAN region they can share? There has been strong growth in the region in recent years. Particularly Indonesia, Malaysia and Vietnam. I'm reviving my interest in the region. Yield is pretty weak but short/medium term CG looks appealing...

Do you think I need a Broker?

Sounds like the consensus is that for this particular refinance, it's pretty safe to DIY. However when I'm ready to plan my medium-long term investment plan - it pays to get proper structuring advice. Please go on. Perhaps I should have wrote: use the offset account to fund future PPoR...

Do you think I need a Broker?

Hi All, I understand a good mortgage broker can help me structure my funding to better enable me to achieve my investing objectives. My question is, do you think my refinance situation below is way too simple to warrant engaging a broker? I have zero IP at the moment, no credit card, no car...

Best of luck Jaycee. It's kinda hard to compare quotes when there's only one or two tradies to choose from. How much are you budgeting for the door supply and install?

    5 year fixed rates thread

You have valid points there Michael, but you seem to assume that inflationary pressures can only be caused or related to a booming economy.

    5 year fixed rates thread

I think I'm missing something. Taking your scenario, say we follow the yield curve and interest rate rises dramatically to historical average of 7% and house prices somehow surge. How would anyone lose capital gain by fixing at 6%?

    5 year fixed rates thread

4yr up 0.35%, 3yr up 0.4%. I paid the rate lock fee last Friday on the 3 year fixed rate. Didn't expect things to change by Monday.

[PERTH] Recommend me a Building and Pest Inspector

Can anyone recommend a Building and/or Pest inspection service in Perth metro area? A bit hesitant to go with the Seller's agent recommendation. I'm happy to pay a bit extra for a merticulous, thorough and accredited inspection - especially for the timber pest report. Cheers!

    Negotiation Game - Time

:) Looks like the concencus is to ignore the REA game. Vendor have vacated the premise a while ago. This property have been in the market for 6 month now, having said that the market lifetime at this price seems to be 2 weeks. I think I'll submit my final offer soon and move on.

    Negotiation Game - Time

Lots of great advice in this thread.I have a lot to think about. My first offer did get presented immediately to the vendor. Counter offer provided the next day. I have since waited 48 hours before replying. I'm thinking that is sufficient amount of time for conditioning - if the REA is...

    Negotiation Game - Time

It's a PPOR in WA. My first offer constitute what I consider a good buy. Not a bargain. My final bid is what I percieve as "market value".

    Negotiation Game - Time

I'm currently in negotiation stage. My first offer have been rejected and the vendor have responded with their counter. Before faxing my response, I thought I'd give the agent one last call. Long story short, the REA told me to give her time. One week to condition the reluctant vendor...

Property Extension is not Council Approved - Buyer's Options

You're right. Contacted the council today, they said in the past 20 years, only once have they asked anyone to demolish and applied a 5k fine. The approval process requires the site plan, engineer's report, adjoining neighbour's comments. Council fees depends on the scale of the changes. If...
