    Ask for loans not money!

The temporary guarantee (because of the GFC) expires on 12 October 2011.

    Internal Rate of Return 621%

I'm speechless. Its the main way professional investors use to calculate projected return on assets. In fact they tend to use MIRR (modified internal rate of return).

    Ask for loans not money!

There is a temporary guarantee brought about by the GFC, there has been no permanent guarantee.

Gyms in apartment blocks - ugh!

Gym quality is a real deal breaker for me and I suspect many others in purchasing an apartment. There is lip service paid to gyms and gym equipment, to the extent that most are unusable by somebody serious. I've lived in numerous apartments over the past 10 years, maybe one was useable...

    Central Equity Apartments

Its exactly the same at River City Apartments in Brisbane, never again. Mixing long term/ short stay is a disaster, one of the short stay tenants even wanted a punchup in the lift!

Contemplating a move to Brisbane, some insight appreciated...

Having lived in 3 states, QLD has a fantastic lifestyle. Best place in Aust to raise kids. In Brisbane the traffic is getting bad, REALLY bad at peak hour. All the freeway projects that Sydney started 20 years ago are starting in Brisbane now. Why not consider the Gold Coast (fastest...

Has anyone tried to buy gold lately?

You should have bought gold stocks 8 years ago, they are a proxy for call options on gold. All the small Aust gold producers were taken over then. If you got information now you are WAY out of date, I made money then & quit the market. There is still the possibility to make money in physical...

    Housing back to 1997 prices??

In the US, yes. Here no. - we have low government debt, low inflation - we have not had a complete collapse of the economy like the US. - The US government put $20B in to GM then let it go bankrupt, our government may be a bit loony but its not that loony.

    Recession Cancelled.

You are right, the opposition is useless and Rudd has brilliant PR. Government receipts are down $13B this year, but we even had somebody on this forum claim there's a $210B tax black hole. Rudd has convinced the electorate we need the current spend-a-thon & they're buying it.

Will negative gearing ever be abolished again?

Thats not a view, its a fact. Residential property was a less attractive investment and investors put their money elsewhere.

can anyone become wealthy using Peter Spann

Peter this summarises what I have known for a long term. A beginning investor can make money in residential property because of financial leverage (borrowing), adding value by sweat equity etc. And we all need a principal place of residence so we are in familiar territory. I think this a...

    Recession Cancelled.

In a word, worse. If Rudd can go to the next election saying he is the only western government to avoid a technical recession, I cant see him losing.

    Recession Cancelled.

Rates to stay the same, business confidence improving. Housing to stablise (using ABS figures), helped by FHOG $A to keep rising, I cant see why it fell so much ASX200 to keep rising

    Where Bunnings builds, I buy.

We think alike Piston, I've read that as well. Walmart was advising Woolworths in the 1990s, there have been rumors for a long time the Walmart will but Woolworths. These a new Woolworths at Plainland, between Brisbane & Toowoomba. Looks like its in the middle of nowhere until you see all the...

    Where Bunnings builds, I buy.

The world expert on this is the late Sam Walton, founder of Walmart, the world's biggest retailer. In the 1960s/70s he used a light plane to scout out real estate for his Walmart Stores, buying dirt-cheap vacant land on the outskirts of towns. Suburban sprawl now means there is a Walmart...
