    90% LVR on PPOR?

Hi all, Im keen to understand what's a generally accepted position on LVR for PPORs. I have 2 IPs both at 90% and really want to go for #3 but given the current market conditions neither have enough equity to use for the next purchase. My mortgage broker has suggested increasing my LOC on my...

    LVR on PPOR

Hi all I've currently got a 65% LVR on my home - which includes my own mortgage as well as a LOC for IPs. My current MB didnt want me to go any higher than this however in speaking to another MB he thinks it would be fine to go up to an 80% LVR. Is there a general rule of thumb on this? thanks

Do you do it yourself or use other people??

Hi all I'm wondering how many of you do the work yourselves when adding value - anything from cleaning to bigger stuff; and how many pay others. Im hoping paying other people to assist in adding value to my property/s is going to be worth it.

Extending a granny flat to accommodate kitchen

Hi all I inspected a property today that has a granny flat already built that includes a bedroom, ensuite and wardrobe but no kitchen. The RE said there's council approval to extend the granny flat out (which I could turn into a small kitchen and perhaps an entry door). Of course i'd need to...

Not sure whether to jump in

Hi everyone I had an inspection today on a property which on paper looks good. It's a dual income so would give me a good yield. It's also in a decent area and I'm confident i'll see good growth. It also happens to be right next door to my other IP not that this matters either way. I've got...

    How to decide "where"

Hi everyone Im currently looking for my 2nd IP and for this one am looking outside the area i live (sunshine coast) as I'm hoping to find something with better cashflow than my first IP. I'd love to know how others start their search for areas/suburbs to invest in. Whilst i'm looking at...

    We find Houses

Hi everyone I've currently got 1 negatively geared IP and am looking at #2. For #2 I'm thinking of positive cashflow and given I have hardly any spare time these days was thinking of using a buyers agent. We Find Houses (www.wefindhouses.com.au) was suggested by a friend and they seem good...

    Portfolio Structure

Hi all I really wasnt sure where to post this as it probably fits under Tax and Legal and other sections of the forum. Ive recently settled on my first IP, with plans over the coming 7-8 years to add another 8-10 properties. My first was purchased under my own name but im wondering how to set...

    Depreciation and date of construction

I'm looking at purchasing my first IP and have seen a potential. I'd prefer to purchase something post '85 for the building depreciation benefits and the agent checked with the owners who said it was built 18-20 years ago which puts construction at around 1989. Is there a more accurate way to...

How long from negative to positive?

Im hoping to buy my first IP in the next month or so and have heard that if buying a negatively geared property, you should look to have it positive by 5 years. In playing with some numbers on PIA I can get to CF+ in 10 years. Interested to know what others thoughts are on this, ie. if 5 years...

    Today Show this morning

Hi all, Not sure if this is the right place for this thread - but did anyone see the Today interview this morning with the doomsday professor from a Sydney University? His theory is that property prices WILL soon fall by 40%. He's even sold his own home and is renting. Now Im confident...

Hi all I'm looking to buy my first IP soon and in the current climate am thinking a small reno to build some fast equity will be my plan, to enable me to build my portfolio sooner rather than later. I've got 2 questions: 1. To ensure i buy the right property im wondering whether i should...
