Getting out of Exclusive Rights period with an agent

No it boiled down to us coming down to $855k and them not responding and going on holidays. It could certainly have made a difference if they had stayed in the action and generally a $5k difference would have seen a deal done. The fact they went away and left it hanging was in my opinion...

Getting out of Exclusive Rights period with an agent

We went on at from $890k with the expectations around $920k given the competition and what had sold. We have wide views with district and ocean plus the home has 4 beds, 4 living areas, 2 offices etc so a good size home and only 7 years old. First offer $830k which we certainly questioned "what...

Getting out of Exclusive Rights period with an agent

Yeah not in the desperate selling circumstances as we can rent on the East coast and rent our house here but selling and buying would be smoother rather than packing, unpacking then all over again :) In your opinion is an empty house likely to attract a lower price than a furnished one? It...

Getting out of Exclusive Rights period with an agent

Hi, We after much deliberation employed an agent to sell our home. This particular agent had sold an investment property for us a few years back so we gave him the job. All was good to start with but since he never got a quick sale due to the Perth market being very sluggish he has seemingly...

    What CPI for rent increase?

The state is mentioned but which period is not. I used the September quarter last time but it seems messy as the increase then needs to be backdated 3 months. Maybe it needs to be adjusted to the June quarter figures, it would just make life more simple I think. Thanks for the responses.

    What CPI for rent increase?

Hi, Our tenant moved in on the 1st August a couple of years ago. The rental increases are to CPI. Which CPI figures should I use? The reason I ask is that the June to June figures were 3.5% yet the September to September figures were 3.1%. He has a pretty good deal with his rent I just don't...

Passive income but no job as such

Glad to see most of you know where I am coming from on this. It's frustrating as hell. I did have one broker not long ago telling me he could get me 65% no doc the only thing you needed to have was a pulse and pay your loan. The catch....9% which is quite high at the moment and will only go up...

Passive income but no job as such

Hi, I am seeking advice on finance for property purchases. The problem is that I am finding a lot of banks etc wont lend unless you have the good old mundane form of income ie: work. I sold my business some time back and have healthy equity and passive income. I dont get why a "job" is...

    Increasing rent

Ok, I think I will use Hulkster's suggestion. The only reason I am waiting for the September figures is I do recall reading somewhere about this but have not been able to find the link again. It did suggest using the later figures and backdating but couldn't remember the exact wording. Thanks

    Increasing rent

Hi, One of my investments is due for a rent increase. This is a CPI increase however the 12 month revue date was the 1st August but I was unable to implement the increase as the next due date for the CPI figures is not until the end of September. How is this applied to the due date, in other...

    Granny flat

Hi, Looking at buying a large block of land with a disused shell of a house at the front of it. Anyone know what Pittwater Council would think of building the granny flat at the rear first then living in it whilst we demolish the front home and rebuild. It would save us a lot of money in rent.

Can I register a company soley to purchase real estate

Hi, Can I and should I register a company name ie: Palm Beach Holdings to purchase real estate? Tax advantages? Listening to Robert Kiyosaki is insightful but the laws etc in the US are different so I am unsure if this kind of structure works here. Anybody know? Thanks

    CPI rent increase

The factory is occupied by a business I sold to the tenant. They are still busy and they have a lot of debt so I dont see closing anytime soon as an option. Or moving for that matter. We arent talking about huge increases in CPI as it is so not worth a huge sweat.

    CPI rent increase

Yes the lease is a 5+5 and this is their first year. If they move the neighbouring business who is a household name wants our premises and would pay more rent I suspect. The agreement states CPI and I asked the question here because I am not out to "screw" the tenant.

    CPI rent increase

It does not stipulate. I have read through it and it only says CPI, not which one to apply so I guess it is up to me whether to use federal or state, is that correct?

Sydney - where to buy an investment property?

Very nice just down the road from me. I gather this was a tongue in cheek post otherwise you would need a rent of $8175pw+. Last I knew Brangelina had a place.

    CPI rent increase

Exactly my way of thinking. The Australian CPI is higher than WA but am I bound to use the state over federal is what I am getting at?

    CPI rent increase

Hi, Just about to increase the rent on my factory unit using CPI as per the rental agreement. Do I use the Australian CPI figure or the State CPI figure? It is the first year for the tenant and commonsense points to the State CPI but I want to make sure this is correct. Thanks in advance.
