    Staking out your home open

I'm surprised at the number of you that stay away. I went to the open home for my 1st IP (after telling the sales agent that I might). I wanted to overhear what people were saying about the property. As it turned out - most of them were speaking another language! lol It was exciting to see...

Using PPOR offset account savings for IP - Tax deductible?

Hey tobe, Remeber the original purpose for the loan was for a PPoR. Whether he moves money into our out of his Offset account, that doen't change the purpose of the loan. When he pulls money of out his offset account he's not borrowing more money, he's just paying more interest on his original...

What is a 'Regulated' loan and do I need to get out of it?

Thank you both. I do have an Interest Only loan. It's good to know my original research did pay off. I just have to trust myself more! -without going so far as to be arrogant. :)

What is a 'Regulated' loan and do I need to get out of it?

Hi team, I purchased a PPoR last year with an IO loan and offset account. 20% depostit (to make the bank happy). I'm moving out in two weeks and will be renting. My PPoR will become an IP. I was under the impression that I could then claim interest on the 80% as a deduction when the purpose...

Am I Negative, Neutral or Postively Geared!?

Ok. I see what you did... and I very much appriciate hearing how you do that. I can see why working out yield on current val will help me compare where my money is best used. I haven't looked at net yield as a % yet but it's something I'll think about when finding IP2 which will probably be...

Am I Negative, Neutral or Postively Geared!?

Thanks all. I had always thought of 'Positvely Geared' and CF+ as being two different names for the same thing. Now I see how they mean different things. Now I can describe my situation if asked! Winston, In my case I'm in a strata unit so most of the building maintenance will be allowed for...

Am I Negative, Neutral or Postively Geared!?

Just having trouble knowing which way I'm geared in this senario. All my expenses (excluding depreciation) = $400 pw Rental Income $400 pw Depreciation $100 pw Am I... 1) Neutral because Rent = Expenses (the expenses I have to pay) OR 2) Negative because my Expenses (and Depreciation)...

    Major miscommunication with bank.

Just took out a new home loan with a bank and then they send me this little booklet with deposit slips in it. Obviously we've had a miscommunication and the bank thinks they are getting their money back! :D:D;)

    Price withheld

Hi Pat, I'm not a hacker. But I am a database analyst and I did notice that the Sort function works perfectly well even with the prices hidden. I didn't want to spell that out to domain and the agents who hide their prices but Collector let the cat out of the bag! :D

Capital Gains: Best to use as IP or PPoR first?

Thank you. Looks like the decision is going to be easy. :)

Capital Gains: Best to use as IP or PPoR first?

Hi all, With a new OTP unit I'm purchasing it seems to me (but I need to confirm) that for Capital Gains reasons I'm much better to live in the unit first rather than rent it first and live in it later? Fleshing out the alternatives; Background: I signed the contract for $285k on 28th...

    Using forum search

Hi guys. I try to use Boolean search terms like AND, OR. But I don't seem to get the results I want. I've also tried "searching for phrases" in quotes to no success. Could someone suggest how I can search for "buyer's agent" for example without getting every post that has buyer's OR agent...

Always Lesser of Valuation or Purchase Price?

Thanks Rolf, 'Greater than 12 months' I will keep in mind. Could be handy another time. If I did put in 20% I know I'm going to want 10% back out between 6-12 months and with BW's 'no exit fees' on that product I know that would ease a refinance. I'll put in some more research.

Always Lesser of Valuation or Purchase Price?

Hi people, Would appreciate your views on my question: Is it always true that lenders will only lend the lesser of the purchase price or the valuation? Of course I'd like any inherent/existing equity to count in my favour so I can put in less deposit. And I'm actually trying to...

    First Home buyer info

What I have trouble understanding with this scheme is why you can't withdraw the funds in the first four years. I'm sure it's great for people who might have just started working at 15 or 16 and won't need to be buying for four years. But for me, when this started, I was about a year...

    Fhog Extended!!!!!!

I think deflation may have been delayed just a little by this extention of the boost. The banks started requiring 3 months genuine savings back in about March, April. If that was when a FHO started to save they would have found them themselves in June and trying to get a loan application...
