How useful is a portfolio (all in one) loan?

Thanks Rooster and Rolf. I appreciate the helpful feedback. That means the good news is that I don't have to refinance now and I can get started sooner. Cheers.

How useful is a portfolio (all in one) loan?

Hi everyone, I'm hoping to purchase 2x IP's by the end of 2010 and I'm just wondering what the pros & cons of a 'portfolio' loan is and if I need one or if my current split P&I PPOR / LOC Investment loan for deposits and costs split loan is simpler or more suitable for multiple properties I...

Would you buy an I-Phone? are they any good?

I've only just bought my 2nd ever phone (shock horror) at 35 years of age. Its an iPhone and i rarely use it for calls but use it mainly for calendaring/scheduling. I had some specific plans for it: Ditch the home adsl $50/month Ditch the home phone line $20/month Ditch the home...

How long did it take you pay off your PPOR ?

Paying off PPOR asap and while doing that converting the quickly accumulating equity into a separate LOC which is deductible and then investing that while also doing debt recycling but not letting interest capitalise on the investment loans (just paying interest only).

why is it that i'm not satisfied?

Great thread. I relate to some of what others are saying. I have a few quirks, one is denying myself a planned spend on a new toy just to prove I have the will power even if I have the money. I've always had very strong willpower, denying my want's just makes doing it easier each time. I...

What is it with Property Managers?

Yeah I've received these sort of inspection times in the past. It comes across to me as 'since you're unemployed and sitting at home all day we'll drop in some time...' How the hell do they think I paid the rent each week? Sure wasn't by sitting at home all day from 10-4... If you...

Is it worth trading shares when you have a PPOR & offset mortgage?

You may consider putting a minimal amount into shares for the purposes of your own education and learning so that once your PPOR is paid off you're more informed and able to invest larger sums with less risk/more confidence. By keeping it smaller you would be relying on smarter investing than...

    Post-reno revaluations?

Yeah, my expectation of a reno is a full paint/floor/doors/fittings to move it from an 'old place' to a 'new place' (at least in the eyes of potential tenants). Many posts about reval's just say reno'd and had it revalued, I guess like you say the last resort would be pay exit costs and...

    Post-reno revaluations?

Hi everyone, Blasters thread raised and interesting question part way through about reno-revaluations, so rather than hijack the thread... I'm preparing for an IP purchase soon and it will most likely a reno and revalue over 4+ weeks. What's the difference in lenders ability/desire to...

Would you spend 10% of ppor value on the front garden?

For my own PPOR to enjoy the fruits of my labour/investing later down the track, maybe, not at this point though. For an IP to generate cashflow / value / tenant demand - no way.

    The Off Topic Thread

I've had a traumatic week. :( I've gradually been whittling down my dust collecting CD collection. After culling them to fit in a single big box back (300+) around new year I'm now down to my top 100 exactly. I've not used one in ages since going 100% digital with the HTPC and...

    am i littering?

Save the environment and all that... but put your perfectly good compost in the bin? Right....? If you grew up in the city it's littering. If you grew up in the country it's composting. my 2 cents.

    PPOR, Offset vs Redraw

Or get a 'portable' PPOR loan and IF you move to a newer PPOR and turn the first PPOR into an IP just get a new IP loan for it. Costs ~$300 to move the portable loan to a new property from memory.

    Picket Fence

Female school teacher/principal types love houses with picket fences. I assume a combination of 'perfect little cottage' appeal and what they (or grandparents they used to visit) grew up in, either way it's a built in feel good factor.
