    Thanks for your comments :) Not sure if I've overpaid but I got a funny feeling the rent is below market - $200pw at the moment and I'm inclined to change PM as the current one sounded like a mess. All up in the air at the moment till the vendor confirm they can sort out the shortfall....

    Checking the shortfall now, if it's substantial then I'll walk. I said to the agent I don't want to throw money into B&P and engaging a conveyancer if the likelihood of this going ahead is slim. Would've been nice if this was disclosed up front not until I see the contract...

    Just checked with Scott at 1836, well I've got plenty of time to get the B&P done so back to calling BPI... Well the fun begins, there's also a clause in there the vendor has a shortfall between the price and mortgage and if they can't get the $$$$ sorted then see ya.

    Submitted an offer for $490k, got told there are higher offers. Nah won't go any higher especially all the sales bloke can guarantee is $650 in rent tops and mould problems make it even less attractive.

    Separate entrances/partition off a house - DA needed?

    If I do something like partitioning half of my house off, add a separate entrance and effectively making it as if there is a separate residence within an established home, is a DA required? Going to share the same meters for electricity and water. Or am I be better off plonking a granny's...

    Need something to house the outlaws at a reasonable distance from where I am. Anything near where I am is at least another $200k and the yield would be high 2's at best.

    Oops must've deleted that part by accident. Need to find a place to house the outlaws. It's probably in the space of 12 months, what was a high 300's property is now nudging 500k hence the bitter part.

    The horse has bolted there as well. Ruse/Raby/St Andrews/Leumeah/Woodbine easily gone up 10% in the space of 2 months...still kicking myself for not delaying my overseas trip now I've gotta find an extra 50k from somewhere to buy something there.

    Feeling absolutely stoked my PPOR and IP's in Sydney have climbed a fair bit in recent times but bitter about prices have gone absolutely bonkers at the same time. Anyone else share the same sentiment?
