Broken key in garage door: Who pays?

Thanks Perp. I wasn't referring to you. Obviously some people have difficulty communicating in a civilized manner. Thanks for your reply.

Broken key in garage door: Who pays?

Had the tenant reported that there was a problem with the lock, we could have sent someone to look at it. Probably spray some WD40 or spray grease on the lock bar, where it goes into the track bracket (It's a roller door). They failed to do this and weeks later they have broken the key in the...

Broken key in garage door: Who pays?

Got an email from our PM in Brisbane yesterday: "The garage door key has snapped in the lock. This happened while the tenant was trying to lock it. She said the lock has been a bit fiddly and hard to lock in recent weeks". Now they want us to pay for a locksmith to go out and remove the...

Body Corporate Company for a 6 unit block - Yeronga, Brisbane

Can anyone recommend a reliable body corporate company for a 6 unit block in Yeronga? We are not satisfied with our current body corporate due to the unbelievable high staff turnover and extemely poor attention to detail with tradespeople getting paid twice for the same job, etc. Following up on...

    Recommend PM Brisbane

I would also recommend Russell and the Pure Rentals team to anyone. We have had so many problems with previous agents. We moved all our properties over to Russell a couple of months ago. I can't believe how we could have been putting up with bad service before when Pure Rentals has just made...

Tenant has placed a request for cats

Thanks for the replies. I have advised the PM to allow the cats only if they are registered with the local council, as this is a requirement anyway, by law, in Ipswich. I did not say anything about desexing the cats in my email to the PM, but hopefully the tenant will put 2 and 2 together...

Tenant has placed a request for cats

Thanks Penny. I didn't know at what age they could be desexed. I got my cats when they were 3 years old and they were already desexed. I guess all I can do is ask them to have them desexed when they are old enough and hope they actually do it.

Tenant has placed a request for cats

Hi All, A tenant has put in a request for 2 kittens. I would like to accept the request, but I would also like to request that the cats be neutered. Am I within my right to request this? Thanks in advance. Dan

    Possum in the roof..

Hi All, I have been quoted $580 to remove a possum family from my IP roof in North Ipswich. The quote comments state "this is a job at height - being difficult. There is a possum family in this roofspace". Does $580 sound a bit steep? Is anyone able to recommend a company in the area?

French Presidential Election - EU Concensus Breaking down

At the end of the day, democracy will give a country the leader they deserve. The lesser evil always seems to lose in this type of situation. These are very sad times here in Europe as the GFC continues to push people into corners. What I mean by this is that it brings the worst in people...

Total Debt vs Total Salaries lending criteria

We told SKAT (the equivalent of the ATO) because we can still get the advantage of negative gearing with our properties in Australia. As a result, we have considerable extra money in our pockets here in Denmark each month. As you probably know, the Scandinavians love their heavily taxed welfare...

Total Debt vs Total Salaries lending criteria

Thanks Rolf. We haven't given up yet (despite the tone of my post). This is the second lender to close the door on us. The first one just said we had too much debt and that we needed to sell 2 of our properties in Australia (thanks, but no, thanks). The second one gave us the above ratio as the...

Total Debt vs Total Salaries lending criteria

Thanks Aaron. I thought as much. As you can imagine, banks are very nervous to lend money over here. :( It would have been nice to get something here - interest on PPOR is tax deductible. Oh well.

Total Debt vs Total Salaries lending criteria

Our recent request for finance here in Denmark has been declined due to the following reason: Total Debt/Total Salaries must be ≤ 4 Ours was about 5.75 That's fine. We'll just keep renting here for now, but can anyone tell me if, based on this criteria alone: would we have the same...

Need help with how to best evict tenant who is abusive when drunk

Form 18A doesn't specify a limit to the number of people who can be under one single lease. It does, however, have up to 4 fields under Item 2, where the different tenants are listed. I guess the majority of leases wouldn't need more than 4 separate names. One of our other properties has 3...

Need help with how to best evict tenant who is abusive when drunk

Exactly. I'm not sure if this would have been possible had I not managed the property myself prior to this arrangement. I think I was only able to do it because I recognized that one of the 'boarders' had a good job, was responsible, and was smart enough to understand the talk I gave him about...

Totally appauled of some people's behaviour

Being in the position that he's in, I think he should have addressed the topic a little more carefully. I know what he meant in his address, and sure, hindsight is always 20/20, but as the leader of a political party, he seems to suffer from a bad case of foot in mouth far too frequently. Take...

Totally appauled of some people's behaviour

They thought they'd get smart, but the whole thing backfired on them. Having said that, it is starting to get boring to see Abbott's tongue beat his brain when it comes to public life. You'd think he'd learn his lesson by now.

Need help with how to best evict tenant who is abusive when drunk

I think it's important to show that you are in control. I have had to do the same with a tenant when I rented by the room a couple of years ago. Gave him 1 weeks notice. I didn't even go into any RTA stuff. Just told him what he had done, that it was not tolerated and that he had to get out...
